This truly unique building plot is enthroned in an elevated panoramic position on the outskirts of Rum. Completely oriented to the south/west, it is wonderfully sunny. The hillside location allows for a construction method that allows a lot of privacy.

Building possibilities :

Detached house:
The plot is dedicated as building land and could also be built on with only a single-family house. With a minimum building mass of BMD 1.0, at least a living space of approx. 300 m² would have to be realized.

2 single-family houses:
The property could be divided in a very appealing way. Due to the hillside location, one house could be located in the existing flat area and the second one could be offset in height into the slope.

Residential Project:
In 2019, a building permit was issued on the property for a project with 5 residential units / approx. 570 m² of usable living space. This building permit has now expired. The basis for the planning and building permit was the project-related development plan of the municipality of Rum with a Minimum construction mass density BMD M of 1.00. A maximum building density usable area density of NDF H 0.43. An open construction method BW o according to Tyrolean building regulations.

Currently, there is a highly attractive new design by Barbist Architects on the property. The planning can be taken over with the purchase of the property and is pre-coordinated with the municipality, but construction is not approved. A geotechnical report is also available.

The building plot consists of a front, flatter part to the southwest and a steep slope section to the northeast behind it. The flatter part of the property is inclined at about 7° to the south and the steeper slope area at about 30° to the southwest.

The proximity to forest and meadow, the attractive and small-scale surrounding settlement and, above all, the fantastic location with sun and views make this property very interesting.

The municipality of Rum is located northeast of Innsbruck, idyllically embedded in the most beautiful nature - a small paradise at the foot of the protected area "Alpenpark Karwendel". On the southern slope of the Nordkette, Rum is one of the MARTHA villages, a series of attractive residential villages along the old state road, connecting Innsbruck to Hall.

The cities of Innsbruck and Hall are only 5km away and can be reached easily and quickly by public buses.
This sunny plot is located just a few minutes' walk from the centre of the village on the outskirts of the village next to the most beautiful forest and meadow areas.

All facilities for daily needs can be found in the vicinity, such as supermarkets, restaurants, doctors, pharmacy and schools. Also worth mentioning is the proximity to the Hoch-Rum private clinic.

6. Es gilt österreichisches Recht, Gerichtsstand ist Innsbruck.
