In a picturesque village tucked away by the river is an ancient water mill. Already around 1450 grain was milled here. The building is listed historical heritage, built of some 80 cm. thick marl stone. Next to the mill is the miller's house with its own address. A small bridge leads to the other side where the wide garden and kitchen garden are located. From wherever you look, the view is enchanting.

In 2016, both buildings were restored and modernized from head to toe under the auspices of two renowned architects. The mill was made grinding capable again with the still original gears inside and a modern efficient water wheel outside. The beautifully built-in, exactly fitting interior in really every room of mill building and house, is a creation of an internationally renowned architect in collaboration with several designers. The new roofs ensure good insulation and are glazed in two places, allowing optimum light penetration.

The interplay between past and present comes together throughout and is designed to perfection with the very best materials. Technology from top brands provides the buildings completely invisibly with all comforts such as underfloor heating, mechanical ventilation and air conditioning, while respectfully maintaining the atmospheric old character throughout. High-end design materials have been chosen for the finer finishes in taps, switches, plumbing and lighting, among others.

The impressive grinding room is still intact. When grinding with the millstones, the historic atmosphere is a true experience. Beautiful Portuguese tiling is reminiscent of old black and white checkered floors, a sublime find. History:
The water mill has a rich history. The original building probably dates from the 14th century, with the first mentions dating back to 1450. Anecdotes from over another century later are preserved due to skirmishes with the garrison at Maastricht. Between 1630 and 1650, the mill went through a period of decay and the judge came several times to seize it for overdue maintenance. After 1650, the mill experienced better times and the front part was built on. This is still nicely visible from the shape of the roofs and the level difference inside. An ancient facade stone depicts a chronogram in verse form, from 1842. For more than 5 centuries grain was milled here but in1962 the mill was shut down, the locks disappeared and the water supply was cut off. Fortunately, the inner workings were preserved. An important recognition of its historical value finally followed in 1981. Since then, the mill has been protected as a national monument and the surrounding houses are protected village sites.

The current owners decided to buy the water mill and its outbuilding in 2008, restore them to their former glory and make them millable again. The 30-meter-long supply channel, along the house and mill, was re-excavated for this purpose. To optimize the efficiency of the water power, the channel was completely fitted with a smooth concrete wall and bottom and a modern water wheel was installed. By 2016, all renovation works were completed with admirable and lauded results. This beautiful piece of heritage has regained its original purpose and a new use was added.


Limburg Province: Location and surroundings of this property

The water mill and the house are located at the extreme edge of a lively village. Completely in the green and among the hills. To be found at the end of a dead-end street with a small square in front and some residential houses. From the front door you walk directly into protected nature reserve, through woods and rolling countryside, along rivers and watercourses. There are marl caves in the hills that lead exciting tours that tell of the historic marl mining that made this area famous. Some 1,600 people live here and there are friendly clubs, terraces, a marina, restaurants and an elementary school. A stately Michelin-starred chateau is just around the corner.

Perhaps the greatest asset of this area is its location on the national border of Belgium and the Netherlands. Less than 5 km. from the heart of one of the Netherlands' most beautiful and oldest cities: Maastricht. Where there is a wide choice of (international) schools, a university, academic hospital and a rich cultural life. There are numerous museums, boutiques, monuments and restaurants.
