"I can't resist references," says Jiří Hečka with a smile

Jirka has been working as a salesman in the residential sales team for almost four years now. He is responsible for Smíchov district. Clients know him well, that’s why he often receives a recommendation and a house or an apartment in another part of Prague is often listed into his portfolio.

Jirka, what was the decisive moment for you, why did you decide to become part of the Engel & Völkers (E&V) team?

My previous experience was working for a telephone operator. I was tempted to work in financial or real estate segment. I‘ve always been attracted to development, I like material things that leave a shadow behind. I appreciated the serious recruitment process in E&V. In addition to the HR specialist, I also met the team leaders of both sales teams during the interview. All of them really wanted to get to know me and they carefully considered my abilities. Even I cared a lot where I am going to spend my time.

Which previous work experience do you use the most today?

In fact, I use absolutely everything I have ever learned in my life. I have been working in the field of trade since high school and I went through several kind of business, which gave me a lot but also took something away. Sometimes I wonder why I didn't choose this field earlier, but that's life.

You‘ ve been assigned Smíchov district since your beginning in E&V. Our office is located here, does it make easier for you? Does it help you gain more clients?

When I started, I could choose between two locations. I chose Smíchov, I was just a little naive to think it would be easier, but it's the other way around. I feel much more responsible to know the location deeply and I also try to be good role model for my colleagues.

You had the honor to gain experiences under the leadership of 2 different team leaders in the residential sales team where you are active. How did it affect your performance?

I am grateful for the time I spent under the leadership of Bára Kubíková. Today, she holds the position of onboarding manager, which only proves her qualities. I think she's one of the smartest people, I've ever met here in E&V. I had a hard time at the beginning, Bára required really good results and discipline, I still draw from that time. I’m also very glad to be a part of team led by Michal Kniha today. You can see completely different way of thinking, Michal can explain everything in the human way from another point of view. Today we exchange views and share experiences. Both Michal and Bára are able to perfectly complete the business process, although each one in a different way.

Do you remember the time when you were a team of only three agents? There are five times as many of you today, what does it mean to you?

Who does not experience it, does not know what it’s all about (note: smiles). Everything has its pros and cons. With a larger team, the probability of a property offered by me to be sold by one of my colleagues increases. But very often I know buyers for a property listed in their portfolio. I am glad I could be in the hard beginnings of team creation. I believed that if I didn't give up, one day the team would grow up and I become a part of something bigger. I was supported by approach of Andreas and other colleagues. (ed. note Andreas von Schlik, CEO).

Why do you think it is you, who the clients choose?

I think we just reach each other on a personal level. I don't have the approach of a tough businessman, I like to deal with business from a human point of view, of course with proper professionalism. I can establish a relationship with the client, which we maintain through communication and meetings.

What is your favorite sport? Does something you learned in sport help your business?

I like martial arts, I was actively wrestling. When you are in the ring, it is similar to fighting a competition for the client's favor. As a professional wrestler, you have to train hard every day. As a salesman, I spend at least 10 hours a day by working, but the client does not see it. In both cases, the only thing that counts at the end is the victory.

Do clients contact you again or are they one-off deals?

That's different. Half of clients can afford to buy real estate once in a lifetime and thus fulfill their life dream. The other half is made up of clients who trade in real estate market and lately they return more and more often. It's simple, persistent and well-done work brings you a portfolio of clients, who trust you.

How long does it usually take to sell a family house?

This is completely individual and depends on several key factors. If there is a property in a high demand Prague location, I have already created a network of inquiring clients and any property that appears there, I can introduce it to them. There is also another kind of properties, which are less important at first glance, but they are interesting for someone, because they are close to a school or park, etc. I dare to say that I usually sell the demanded property in 3 months.

Do you think your work is team or individual-oriented?

We have to cooperate in team, even if one is there for oneself. Without a teamwork experience, it couldn’t work (note: smile). I don't go to the office just to make money, I got a good feeling about the people, who create my team, strong friendships were made between us. One should enjoy working in a team, this also reflects work performance.

You have been a part of sales team all your career in E&V. Would you be attracted to another team?

Each of us has to fit into his team with his character, that is a basic assumption to be happy here. I can imagine trading in residential investments, because this type of trade is probably the closest to what we do in the sale of residential real estate. Rentals are very fast-moving, it is necessary to hold every business case strongly in our hands and our results are then properly rewarded. We handle transactions in milions, I like figures we work with in our business.

Do you have a personal credo that will always put you back on your feet?

My colleagues and me like to say, "Enjoy new happiness every day" This means that when you work with enthusiasm every day, a lot can happen. Only by your own activity you can get opportunities.

What kind of person would fit into your team?

It should definitely be a social oriented person, who is team player. We cooperate together a lot, trust is important since the beginning. He should have desire to achieve great results, be competitive and not afraid of challenges. Each person is unique and adds something of himself to the team. The HR department does a very good job. They can properly select a salesman who fits exactly into a team. A certain type of character always holds the team together. I have already experienced several colleagues who left our team. Some of them weren’t lucky in business or there were other reasons why they left, but I have not met anyone, who did not like the people or the atmosphere in our office. It seems as we all look forward to daily work.
