The centre of the island is characterised by authentic villages and small towns with many old customs and traditions. Fields, olive groves, and wine-growing regions dominate the slightly hilly landscape in this region. In popular places such as Alaró high-quality products that are typical of this region are sold at the weekly markets. This is exactly what those who want to buy a property in this region are looking for. The closeness to nature, lively towns, and being able to pick olives or grapes in one’s own garden are all crucial purchasing arguments. A growing trend: buyers often attach value to sustainability, the chance to be self-sufficient, and independence from external supply.

There continues to be high demand for new- builds. German, Swiss, British, and Spanish buyers are Engel & Völkers’ most frequent clients in the centre of the island, often families and middle-aged couples. They do not usually require financing. Transport connections are being continuously improved: recently including a motorway exit to Santa Maria and Lloseta.



Fincas with stone façades and spacious outdoor areas, gardens, and a pool are particularly sought-after. High-quality construction and a view of the Tramuntana Mountains are also important factors for clients in making a decision to buy. Investors are particularly interested in properties with a rental licence for prices between 400,000 and 1.5 million euros.
