There are many requests for Lago Maggiore villas for sale. But all Lombard Lakes attract real estate investors.

An international customer, with a high purchasing power, literally in love with the places and the typically Italian good life. This is the profile that emerges from the analysis of the market trends of the lakeside locations in the Lombardy region conducted by Engel & Völkers.


WHICH ARE THE MAIN LAKES IN LOMBARDY?

Lombardy, first Italian region by population, is also the region that most of all binds its reputation to its many Lakes. Just think of Lake Garda, the largest in Italy, the enchantment of Lake Maggiore, the jet-set atmosphere of Lake Como or the charm of what is famous with the name of "province of the Lakes" (Varese Province ) due to the presence of Lake Varese, but also of the Lago di Comabbio, Lago di Monate, Lake Lugano, Lake Ghirla, Lake Ganna (besides the Varese shore of Lago Maggiore).

WHO INVESTS IN LUXURY VILLAS LAKE MAGGIORE AND WHY

Let's start from Lago Maggiore, our reference area, which shows an excellent real estate health, continuing to attract the attention of both Italian and international clients.


Thanks to its beautiful villas, a unique microclimate, but also an enviable geographical location. It is therefore no coincidence that the average customer can come from Italy, but also from nearby Switzerland, Germany or London (with a particular attraction for Australians residing on the banks of the Thames).


The composition of the clientele is also extremely varied: in fact, young wealthy couples are added to families with children. The most searched keywords? Certainly “Lago Maggiore villa with pool", but also "historical Lago Maggiore villa" and "villa Lago Maggiore.


Focusing on the Lombardy side, the most sought after areas are Angera, Laveno, Luino and Germignaga, where there is no shortage of unique Engel & Völkers proposals. Prices? They vary between 2,000 and 4,000 € / sqm up to 6,000 € / sqm for villas directly by the  Lake.


Around Lago Maggiore area, however, we must not forget a couple of freshwater mirrors nearby (even if in the Piedmont area) with a smaller extension but with great charm. We are talking about Lago d'Orta, famous for its characteristic villages but also a strong gastronomic soul (the park of Antonino Cannavacciuolo's restaurant overlooks directly the Lake) and the tiny but enchanting Lago di Mergozzo. Two territories capable of attracting a mainly foreign public, ready to spend to grab a luxury villa.

OTHER LOMBARD LAKES: THE MAIN TRENDS


The Engel & Völkers report analyzes in detail the situation of the other Lombard Lakes. Lake Como is preferred by an international clientele (60% of buyers) made up of Germans, Swiss, English (many of them want to move their residence here after Brexit), but also Australians and Brazilians. They are looking for their dream home with Lake view (with prices ranging between 5,000 and 7,000 € / sqm) while for the first home users prefer the comfort of Como and Lecco.


Moving to the Lombard shore of Lake Garda - the so-called Riviera dei Limoni due to the presence of numerous cultivations of this citrus fruit started in the 13th century by the friars of the Convent of San Francesco di Gargnano - we meet mainly German customers, but also Italians residing in Brescia. Their identikit? Businessmen between 45 and 65 years old, looking for single villas with lake view, garden and swimming pool. Better if in Gargnano and Gardone Riviera, cult real estate locations where prices range from € 5,500 to € 6,000 / sqm.


Last but not least, Lake Iseo, whose market literally exploded after the artistic installation of the late Christo. And good news comes from art for those who have bought a house: the new artistic project of the artist Lorenzo Quinn, which should see the light in 2022, will further consecrate the area. For this area, the Engel & Völkers report identifies a second home market that is particularly attractive to foreigners from Germany, Belgium, Holland and Northern European countries. The prices, compared to the other lakes, remain (for now) low, oscillating between 1,900 and 4,000 € / sqm.
