Ancient late eighteenth century farmhouse with two buildings attached with about 60,000 square meters of orchards and olive groves immersed in nature, on the hills of Sant 'Agata dei Goti in the province of Benevento. The land is currently planted with olive groves typical of the Sannio area of Benevento and partly with orchards with a predominance of cherry and apricot trees, but which can be transformed into the Sannio DOC PGI vineyard. In a panoramic and sunny position it is surely a unique property, bordered by the river Isclero and enjoys the presence of 2 sources of drinking water and 3 wells of exclusive property.
In the farm there is a ruin of about 700 square meters, a stable of about 70 square meters and a warehouse of about 200 square meters. The recovery of the ruin and the renovations of the other buildings would allow to increase the value of the entire property also considering the agritourism vocation of the area; it is now known that the agritourism activity is such only if it is closely linked to the agricultural activity and, therefore, the farm's land plays a fundamental role.

The land of Annurche apples, fine wine and black truffles just 10 minutes from one of the most beautiful towns in Campania. The village of Sant’Agata de ’Goti is rich in splendid monuments, starting from the ducal castle, built by the Lombards and then modified and enlarged in the 11th century by the Normans. Many churches to visit: the Cathedral or Cathedral of the Assumption, founded in 970, preserves valuable artistic works and a Romanesque crypt. The Church of Sant’Angelo in Munculanis dates back to the Lombard period. The Church of the Annunciation of the 1300s, The Church of San Mennato from the 12th century. The masseria is located in the Via Presta with a double road access and a few minutes from the Fondo Valle Isclero highway.
