In the heart of a charming historic village, in an elevated and panoramic position, stands this fascinating independent property of over 200 sq m—a residence rich in history and character, ideal for those wishing to create an exclusive home or a highly promising real-estate investment.
The property, requiring complete renovation, is arranged over two levels and offers an extremely functional and versatile layout. Two independent entrances make it easy to divide the property into two self-contained residential units, while the internal staircase allows it to remain a prestigious single residence.
Both floors are already arranged with two bedrooms and a bathroom, a configuration perfectly suited to creating elegant apartments, an accommodation facility, a B&B or a holiday home, meeting the growing demand for hospitality in villages of significant tourist interest.
The outdoor spaces are particularly valuable: a private, secluded and atmospheric internal courtyard, ideal for creating a relaxing corner or an entertaining area, and a panoramic terrace overlooking the surrounding landscape, offering exceptionally beautiful views and an authentic atmosphere in every season.
The generous floor area, independent entrances, scope for completely customising the interiors and privileged location make this property a unique opportunity for anyone seeking an asset with significant potential for value enhancement. It combines the charm of traditional architecture with the requirements of contemporary living and offers attractive income-generating prospects in both the tourist and residential markets.

Location: Erice, Sicily
Erice, also known as U Munti in Sicilian, is a medieval village in the province of Trapani, located at the northwestern tip of Sicily. At 750 metres above sea level, Erice offers an exceptional panoramic setting. From the Balio Gardens surrounding Pepoli Castle, the view stretches over Trapani and its salt pans and the Aegadian Islands on one side, and Mount Cofano, the Gulf of Castellammare and the coast reaching San Vito lo Capo on the other.
A legendary meeting place of art, history and landscape, Erice’s summit has preserved its medieval centre virtually intact, perfectly integrated both with the mountain itself and with the surrounding nature. Perfectly triangular in shape, the town is bordered on its western side by Cyclopean walls, interrupted by towers and the three Norman gates: Porta Spada, Porta del Carmine and Porta Trapani.
Walking through Erice’s streets, visitors are inevitably struck by the aromas of traditional Erice pastry-making and by the colours and decorations of typical handcrafted products, such as rugs and ceramics.
The town has now established itself as one of Sicily’s leading tourist destinations. Moreover, it belongs to the network of Italy’s Most Beautiful Villages as an Honorary Guest.
