Description
Set amidst one of Mount Etna’s most picturesque landscapes, at an altitude of between 765 and 1,000 metres, stands an exclusive property that embodies all the charm of Etna’s history. Nestled within a 105-hectare park of dense vegetation, this historic residence, built in the late 19th century, was once a private summer residence and a wine-producing estate for the bulk wine trade, supplying markets across Europe. In the 19th century, in fact, the Etna region was Sicily’s most important wine-growing area: vineyards covered more than half the land and extended to altitudes above 1,000 metres. Today, thanks to skilful conservation work, the main building, covering 1,700 square metres, comprises three separate wings housing a total of 16 rooms, as well as areas for hospitality, dining and relaxation, designed to offer a unique experience in close contact with nature. Privacy is absolute, guaranteed by centuries-old trees and convenient access routes, both from the prestigious Via Guardiola and from Quota Mille. The main building comprises cosy rooms with en-suite bathrooms and panoramic views of the countryside, a charming restored wine press converted into a dining area with spacious outdoor spaces to be fitted out, and a historic lava-stone cellar, which still houses the ancient and rare oak barrels. The old warehouses in the side wing have been skilfully converted into elegant accommodation, each with its own bathroom and a separate entrance from the inner courtyard. The property complex also includes, within the large park, further buildings awaiting restoration, notably a second charming sugar mill with the caretaker’s house and other historic lava-stone structures. A convenient road runs through the entire property, leading from Via Guardiola up to Quota Mille, providing easy access to the main building and the other properties situated at a higher elevation within the extensive grounds. Its exclusive location, proximity to exceptional wineries and the potential for land development make this property a unique opportunity within the hotel and wine hospitality sectors.

Location: Castiglione di Sicilia, Sicily
Contrada Guardiola is one of the oldest, most prestigious and charming districts of Passopisciaro in the Castiglione di Sicilia area, situated at an altitude of between 800 and 1,000 metres on the northern slope of Mount Etna, close to the ancient lava flow of 1947. Its name is undoubtedly linked to the Franchetti winery, which established its business in Contrada Guardiola in the 2000s and marked the rebirth of winemaking on Mount Etna. From an agricultural perspective, the district preserves an extremely rare living historical heritage. Thanks to the high altitude and the sandy composition of the volcanic soil, the district is home to century-old vines that survived the phylloxera epidemic of the late nineteenth century. Cultivated using the traditional alberello system, supported by dry stone walls made of lava rock, these vines produce very few bunches of grapes of extraordinary concentration.
