Description

In an enviable location, a short walk from the centre of Mariano Comense and very convenient for the station, we are offering for sale a splendid early 20th-century villa, skilfully preserved and embellished with materials of the highest quality. The house captivates from the very first glance thanks to its stucco façade and grit-coated decorations, which bear witness to the elegance and architectural care of the period. Inside, the rooms are distinguished by their spaciousness and refined details: the reception room, of rare beauty, is embellished with a magnificent coffered ceiling and graffiti-decorated walls, which give the entire residence a unique and refined character. The fine wrought iron and glass finishes and the original parquet floors complete the atmosphere of times gone by, with a perfect balance between elegance and authenticity. The house is spread over several levels and offers an internal surface area of over 500 square metres, comprising seven bedrooms and four bathrooms, ideal for those who want spacious living areas or need a multi-family solution. In the basement, there is a large cellar area covering the entire surface area of the property, which could be converted into large hobby rooms depending on requirements. Completing the charm of this historic residence is a magnificent, flat, richly planted private garden of approximately 3,500 square metres with a tree-lined driveway, offering privacy, tranquillity and an atmosphere of times gone by. The location is strategic: just 20 km from Milan and 10 km from Como, in the immediate vicinity of Switzerland and the three main Lombardy airports — Linate, Malpensa and Orio al Serio (Bergamo). For international families, the International School of Fino Mornasco is a short distance away, while golf enthusiasts can enjoy the proximity of the prestigious courses of Carimate and Golf Villa d'Este in Montorfano. A unique opportunity for those seeking a prestigious residence, rich in history, charm and character, in a privileged location with excellent transport links.

Location: Mariano Comense, Lombardy

Mariano Comense is an Italian municipality with 25,466 inhabitants, located in the province of Como in Lombardy. It is an important industrial centre in the Brianza area. Mariano is strategically located on the border between the high plains and the hills of Como, between the Seveso stream and the Lambro river, halfway between Como and Milan, in the northern part of Brianza. There are three artificially created lakes in the municipal area: the first two are located on one of the hills of Mariano and date back to the late 1800s, created to contain the water used for irrigating the fields of the Belvedere and Mordina farms, from which they take their name. These two lakes are part of the Brughiera Briantea Park: the smaller one, rich in flora and fauna, is one of the richest reserves in the Como-Brianza area; the larger one has a walking path along its shores and fishing is permitted. The third lake is located in the Vivai Park. This town was also home for many years to Manlio Teodoro, an important advisor to Emperor Theodosius I and, above all, consul in 399, to whom the central square, where the town hall is located, is now dedicated. The Romans settled in Mariano Comense in the second century AD, in a community of Ligurian-Celtic origin dedicated to crafts, agriculture and livestock farming. As proof of this, traces of a Roman necropolis have been found near Via Grandi and 111 tombs dating back to the 1st century BC, in excellent condition, along the course of the Roggia Borromea.
