Description

On a plot of 1,000 sq m, this villa was built less than ten years ago and stands as a privileged observation point over the authentic coastal landscape of the Salve area, in the province of Lecce. It is set in a dominant position with sea view, on a rocky elevation interspersed with small plots of cultivated land. The sea visible from here is the Ionian, where the sun creates incredible colours at every sunset over the famous beaches of Pescoluse. From the kitchen, one can admire the large trulli behind the house, built just beyond the shaded private parking area. From the single bedroom and the master bedroom, you can enjoy a view of the sea and the south-facing garden, ideal for adding a swimming pool. The sea view continues in the living room and is interrupted only by a fireplace, offering warmth and comfort during the colder months. There is also a large covered terrace, designed to double the living area if enclosed with glass walls, which do not require any building permission. In addition, there are two bathrooms, one of them en suite. In the basement, there are two rooms: a small storage area and a larger room with bathroom, which can be used in summer as a cool, well-ventilated retreat for the hottest nights. Outside, there is a barbecue area and pre-approved provision for a pergola. The roof terrace is easily accessible, has a regular shape and is all on one level, offering a truly dreamlike view. The heating and cooling system is underfloor, powered by a heat pump. Dehumidifiers have also been installed in some rooms. The house is equipped with an alarm system, video surveillance, private security, and iron grilles on all windows. More than half of the foundations are ventilated and accessible. The property is self-sufficient in water supply and wastewater management, fully compliant with current regulations. There is both a driveway and a pedestrian entrance, and the property is reached via a 100-metre dirt road connected to the paved main road.

Location: Salve, Apulia

The town is small, quiet and surrounded by other well-known towns such as Ugento, accessible by several direct arterial roads, some of which are suitable for slow mobility; Presicce-Acquarica, one of the most beautiful villages in Italy. Morciano, a small rural, agricultural and authentic center. A short distance away is Santa Maria di Leuca, a town known for being the birthplace of the concept of vacationing in the 20th century. The marina of Pescoluse also owes its success to a unique feature: a sandy inlet about two kilometers wide with a perfect southern exposure. This makes it possible to enjoy clear water during all seasons. The property is designed with an orthogonal view, with respect to this entire inlet. Therefore, there is a feeling of a dominant and homogeneous view of the horizon. From the property, with a two-kilometer walk, you can reach: the free beach, enjoyable especially in the intermediate seasons; the lidos to guarantee a relaxing day even in the height of the season; the seafront for a stroll among stalls and restaurants; the stores for summer shopping in the evening; the port of Torre Vado for a boat trip to the caves of Santa Maria Di Leuca, or an underwater excursion to the shallows of Torre San Giovanni. The area retains elements of rurality such as trulli and plots of land, with wild fig trees that in the summer season seem to be within reach of passersby, as if in a kind of earthly paradise. The shoreline is low, characterized by the presence of dunes behind. The beach has very fine and very clear sand, the finest in Salento. The average summer temperature is 30 degrees and 13 in winter.
