Description
Late-19th-century noble residence, Villa Castagnola is one of the most significant historic properties in the La Spezia area for its architectural grandeur, commanding position, and historical value. A rarely available complex, where heritage prestige is combined with strong enhancement potential.
The property is currently the subject of a comprehensive redevelopment project aimed at restoring its original prestige through the introduction of contemporary comforts, including the construction of a swimming pool and the complete landscaping of the outdoor areas, as shown in the project renderings.
Set on the heights of Vezzano Ligure, in the Carozzo area, it enjoys an open view over the Gulf of La Spezia and the city. The location, secluded yet served by dual vehicular access, provides a balance between privacy and convenience.
The property extends over four above-ground levels and a basement level, totaling approximately 1,700 sq m, set within over 2,500 sq m of private parkland, with additional surrounding agricultural land including olive groves and vineyards. The architectural layout, clearly neoclassical in origin, features symmetrical volumes, rigorous proportions, and a highly elegant formal language. A distinctive element is the monumental portico with Ionic columns in Carrara marble, overlooking the gulf and reached via a dramatic double-flight staircase. The interiors retain frescoed ceilings, substantial ceiling heights, and spacious reception rooms, preserving the residence’s historic character intact.
The internal layout includes large salons, numerous bedrooms, service rooms, and a private chapel, reflecting the home’s original vocation. In terms of size, architectural quality, and location, Villa Castagnola stands as a high-profile real estate asset, suitable both as a prestigious private residence and for development as a high-end hospitality property. The asking price is intended to refer to the fully renovated and finished property, including the swimming pool and the landscaping of the green areas.
The property is located on the first hills of Vezzano Ligure, in the Carozzo area, in a commanding position overlooking the city of La Spezia and the Gulf of Poets.
The elevated setting ensures an open, uninterrupted view stretching from the urban area to the sea, with excellent exposure and brightness throughout the day. The natural surroundings are typical of the Ligurian hillside belt, with a mix of Mediterranean vegetation, olive groves and wooded areas that provide privacy and a quiet environment.
While maintaining a high level of seclusion, the villa is a short distance from the centre of La Spezia and the main services, reachable in about 10 minutes by car. The location is also strategic from a regional perspective: the Cinque Terre can be reached quickly, as can Versilia, with destinations such as Forte dei Marmi and Viareggio, making the property well connected between Liguria and Tuscany. Connection to the main road network is ensured by two vehicular entrances, facilitating use both as a residence and for hospitality purposes.
