Description
Named after the Greek nymph of spring and nature in full bloom, Palazzo Chloris is an exclusive historic property dating from the 19th or early 20th century, located in the heart of Poggiardo. An imposing entrance hall in basalt stone, featuring a statue of a nymph and refined mosaic windows, welcomes visitors. Original frescoes, artistically decorated capitals, floral details and mosaic floors have been carefully preserved. The property was repainted in 2018 using the original colour palette, preserving its authentic Liberty style.
Historic charm blends seamlessly with modern comfort. All windows were replaced in 2018. All bedrooms are equipped with air conditioning and radiators. Elegant Murano glass light fittings and modern rain showers add distinctive touches. The large, light-filled rooms feature traditional vaulted ceilings. The living spaces include a bright kitchen, a spacious dining room with fireplace and direct access to the balcony, as well as five generously sized bedrooms, some with private balconies totalling 20 m² and views over the greenery. The living area measures approximately 335 m². The property is further complemented by a 30 m² vaulted cellar and an expansive rooftop terrace of approximately 380 m², suitable, for example, for the installation of a photovoltaic system, as well as a laundry room. Two separate entrances allow for an uncomplicated division into two residential units. The property is being sold partially furnished. The two commercial premises on the ground floor are excluded from the sale.
The outdoor areas are another exceptional asset. The 831 m² buildable garden, with its old citrus grove and distinctive stone pillars, provides an ideal setting for private and exclusive events. The approximately 155 m² terrace invites residents to enjoy outdoor living. The garden also contains an approximately 58 m² unfinished building, accessed via a further courtyard of approximately 138 m², serving as an entrance area with its own third access point and also offering the possibility of parking a car. The building is ideally suited for conversion into an elegant guest annex. A project for the construction of a swimming pool has already been prepared.
Palazzo Chloris is a rare opportunity, equally suited as a prestigious private residence or as a high-quality investment for stylish holiday rentals.
Poggiardo is located in south-eastern Salento just 8 km from the coasts of Castro Marina and Santa Cesarea Terme, and even the more famous Otranto is easily reached in a few minutes.
Its origins are shrouded in legend. In fact, it is said that Poggiardo was born thanks to the survivors of three hamlets who entrusted the choice of the place where they would found the new village to an ox, which stopped to graze right where the town stands today. The place name, in fact, is said to derive from ‘Podium Arduum’, or Poggio Arduo, a clear reference to Poggiardo's forest, to testify its flourishing nature, which is still confirmed today in the Marirossi pine forest, which takes its name from the colour of the soil due to the strong presence of bauxite, and in the Marulli grove, a green lung on the edge of the village.
The municipality of Poggiardo includes the hamlet of Vaste, the ancient Bastae, a Messapian centre of considerable importance. Its city walls tell of an antiquity that dates back to the 3rd century B.C. In fact, the Baronial Palace now houses an archaeological museum where it is possible to find artefacts dating back to the Messapian period, discovered in the archaeological excavation area of ancient Bastae, while the S. Maria degli Angeli crypt, located in the municipal villa, preserves the frescoes found in the ancient Santi Stefani crypt.
Strolling through the streets of Poggiardo and Vaste, you can enjoy the fascinating atmosphere in the narrow streets of the old town centre that still preserve the old paving stones and the splendid view of palaces and historical buildings such as the Guarini castle, Villa Episcopo and the baroque churches of Poggiardo and Vaste, bearing witness to the long life of these two towns that share an indissoluble bond.
