Description
With pleasure, Engel&Völkers offers for sale a villa set in an exclusive residential area, yet just a short distance from the fascinating village of Soriano nel Cimino. The property features a lush garden and a portion of land covered by an olive grove whose colours change with the seasons and harvests. The property’s primary asset is its view over the surrounding hills, while remaining close to the town. The house is in good condition and extends over approximately 147 sq m on two levels. Entering through the gate and along a tree-shaded driveway, the property opens out in a clean, understated linear design, with a porch overlooking the surrounding valley: an essential part of the home where one can read or work in harmony with nature and silence.
The house is partly built into a raised embankment and therefore has a first entrance with an outdoor patio furnished with a table and barbecue, ideal for entertaining friends or having breakfast in the cool of the early morning. Through the main door, one enters the spacious living room, partly furnished as a dining area and partly as a lounge with a fireplace, also prepared for conversion into a heat-generating fireplace. The semi-habitable kitchen is bright and convenient, with tiled surfaces outlining the cooking area and worktop. Adjacent to the kitchen is a storage room that can be used as a pantry or storeroom. The living-room spaces can be customised and functionally adapted to individual needs. This level also includes a bathroom. A wooden staircase leads to the ground floor, which has a sitting room/study with a second entrance, a wooden mezzanine creating a delicate gallery, two bedrooms—one with a convenient storage mezzanine—and a second bathroom. The house has a well and a heating system powered by LPG, or by the living-room heat-generating fireplace, which can heat the home without using LPG, both because it is connected to the radiators and because it supplies hot water. Stepping into the well-maintained garden, one immediately appreciates the convenience of the property being entirely fenced and equipped with an electric gate. Double-glazed windows, functional rooms and comfortable living spaces make this a home that can be moved into immediately, with only minor maintenance or personalisation work to be carried out over time while living there. The land surrounding the property covers approximately 3,800 ares.
This villa is an ideal investment for young couples looking for a first home, for those who appreciate private residential locations, and for anyone seeking a second home, given its excellent location close to Querceto, the Faggeta and the thermal baths of Viterbo. The property could also represent an excellent investment to be capitalised on through tourist rentals or use as a holiday home. *The information and floor plans provided herein are purely indicative and do not constitute contractual elements.

Location: Soriano Nel Cimino, Lazio
Soriano nel Cimino rises on the southern slopes of the Cimini Mountains, where history and landscape are intertwined. Its story began long before the medieval village: it has roots in the ancient Faliscan and Etruscan world, when beech and chestnut forests were already considered sacred and the Cimini massif appeared as a mysterious mountain, shrouded in legends and prohibitions.
During the Roman era, the territory was organized into rural estates and small agricultural settlements. Roads became safer, the forests began to be managed, and the landscape took on a more orderly form: farmland, pastures, and chestnut groves alternated with the mountain’s wild areas. After the fall of the Empire, however, nature regained the upper hand. The forests grew denser, the roads became more treacherous, and Soriano once again became a protected, almost hidden stopping point between the heights and the Tiber Valley.
In the High Middle Ages, the village consolidated around a fortified center, while the surrounding territory was once again shaped by human activity. The construction of Orsini Castle in the 14th century marked a turning point: the fortress dominated the valley and ensured political and military control. Workshops, tower houses, and an urban fabric that still retains its medieval character developed around it.
Soriano nel Cimino is a dynamic, vibrant place, where spending time is not merely an escape from the cities but also a lifestyle choice.
