Description

In the centre of Riccio, a hamlet of Cortona, lies this historic two-storey building, which was used for the production of wine and olive oil in the last century. Today, it is in need of complete renovation. Once restored to its former glory, there are numerous possibilities for repurposing it: a hotel or tourist accommodation, a restaurant, a wine bar, a workshop, a wellness centre and much more beyond. The original building is several centuries old, as evidenced by the existing stone façade on the right-hand side, and was extended in the early 1900s. The total floor area currently stands at 714 sqm (7685.4ft²). The oldest part, on the ground floor, consists of various storage rooms and cellars where the original wine barrels used for wine production can still be seen. The main entrance is via a loggia. The first floor formerly housed the kitchens, living areas, bedrooms and bathrooms. Certain features have been preserved, such as the internal staircase with its wrought-iron banister and steps in pietra serena, and the characteristic fireplaces. At the rear of the building is the imposing external staircase. The property includes a plot of approximately 2,500 sqm (0,62 ac) which can be used as a garden and for parking, and where a swimming pool could be built. The presence of cellars and storage rooms fits perfectly with the layout of the old manor farms in the Cortona area: on the top floor, the owner’s and/or tenant’s living quarters, and below, the rooms used for agricultural purposes. The monumental external staircase, the stone balconies and loggia, and above all the impressive scale of the complex, all bear witness to the importance the property held in the past. Its origins most likely date back to the years 1750–1800.

Location: Riccio, Tuscany

The historic centre of Cortona embodies everything that makes Tuscany so beloved: atmospheric cobbled streets and alleyways, charming squares, local shops and cosy restaurants, all surrounded by ancient city walls. The town also boasts a particularly rich Etruscan past, which is still visible today in the archaeological sites and historical remains in and around Cortona. At the foot of the town lies the Valdichiana, with its open countryside, vineyards and farmland. From places such as Camucia, Riccio and Terontola, you can enjoy a central location between Tuscany and Umbria. Lake Trasimeno is nearby, whilst beautiful towns such as Perugia, Assisi, Orvieto and Todi are perfect for a day trip. Some of Tuscany’s most beautiful spots are also within easy reach. Think of Montepulciano and the Val d’Orcia for wine, gastronomy and iconic landscapes, or cultural cities such as Arezzo, Siena and Florence. The region is therefore an ideal base from which to discover the best of both Tuscany and Umbria. What’s more, Cortona is surprisingly accessible. The A1 motorway is a short distance away, and Terontola railway station offers good, fast train connections to the rest of Italy. Perugia Airport is about an hour’s drive away, whilst Florence is approximately an hour and a half away. The international airports of Bologna, Pisa and Rome can also be reached in around two and a half hours. The area near Cortona thus combines the charm and tranquillity of the Tuscan countryside with culture, gastronomy and an excellent central location.
