Sea view flat in residence Abela

This beautiful 210 square metre flat is located in front of the sea within the newly built Villa Abela Residence, which represents an exclusive context, unique to Syracuse. The flat stands on a plot of 5,000 square metres, has a double entrance, large well-kept green spaces and splendid exposure. An added value of the residence is given by the archaeological remains of an ancient Latomia, a minor extension of the nearby “Latomia dei Cappuccini”, which is part of its own park and has become a space that the residents can use. In addition to being earthquake-proof, the complex was built using green building techniques and a high level of energy efficiency, thanks among other things to the presence of private and condominium photovoltaic panels for common utilities. The property features a contemporary design and is located on the second floor. It has a double entrance. The living area of the house is spacious, bright and functional, with a beautiful open-plan kitchen. Large windows allow views of the sea from all angles and give access to two large verandas that are in perfect harmony with the living and kitchen areas. A corridor that runs around this large, convivial space leads us to the sleeping area of the house, which consists of three bedrooms, one of which is used as a study, and two large bathrooms. A storage room, a laundry room and a large balcony overlooked by the bedrooms complete the square footage. The property is equipped with an alarm system, cameras and video intercom. The property includes two garages of 22 sqm and 23 sqm respectively and a parking space. The strengths of the property, in addition to the enviable location, are the high quality finishes used and the energy efficiency level of the building. The property lends itself both to being used as a first home and as a tourist rental accommodation.
