Description

Located in the heart of the historic center of Montecosaro, Engel & Völkers exclusively offers a charming historic palazzo of approximately 1,060 sqm, comprising around 25 rooms and enhanced by a private inner courtyard of about 560 sqm.The construction of the palazzo, formerly owned by the Laureati family, presumably dates to between the late 17th and early 18th century, still bearing witness today to the prestige and architectural value of the period. The complex, built in exposed brick, features a main façade of great compositional balance, marked by four elegant pilasters—two lateral and two central. On the raised ground floor there are six windows framed by refined elements in shaped brickwork, while the slightly off-center entrance portal is highlighted by an important architraved surround of notable decorative value. On the upper floor there are eight windows with more sober surrounds, which nonetheless maintain aesthetic harmony with the overall façade. On the left side of the building there is a large street-level opening that leads, through a large space, to the inner garden, formerly used as a carriage house. The interiors preserve architectural elements of great charm. An imposing monumental staircase, embellished with a balustrade made of pink-stone small columns, leads to the piano nobile, characterized by vaulted ceilings decorated with paintings and refined pictorial schemes. On the first floor, some rooms also retain frescoed ceilings with depictions of landscapes, the family’s heraldic coats of arms, and elegant floral motifs, evidence of the residence’s historic prestige. In the rear garden there is also a deep historic cistern, adjacent to the palazzo, consisting of three rooms on the ground floor, characterized by a central door flanked by two windows and by a large arched doorway. The corresponding rooms on the upper floor are still directly connected to the main body of the palazzo. The property is already the subject of a design study aimed at the restoration and redevelopment of the entire complex, with the goal of enhancing its historic and architectural features in full respect of the building’s original identity. Thanks to its generous size, the presence of the private courtyard, and its great historic-artistic value, the palazzo lends itself to multiple intended uses: a prestigious private residence, a representative residence, a boutique hotel, a charming hospitality property, or a high-end residential project. A unique and rare property in the real-estate landscape of the historic center, offering extraordinary potential for enhancement and investment.

Location: Montecosaro, Marche

Montecosaro is a hilltop municipality in the Province of Macerata, set in a panoramic position above the Chienti River valley between Civitanova Marche and Macerata. It is about 35 km from Ancona and about 15 km from Macerata. Montecosaro is part of the association The Most Beautiful Villages in Italy, a recognition that rewards the excellence of Italian historic centers for their historical, architectural, and landscape value. The historic center retains the character of a fortified medieval village, with 14th-century walls surrounding it and remains of the ancient city gates, including Porta San Lorenzo. Walking through brick alleyways, squares, and panoramic balconies gives the feeling of traveling back in time, with views stretching over the hills and, on clear days, as far as the Adriatic Sea and Conero Regional Park.
