Villa Patuzzi Tabarelli De Fatis, farmhouse and chapel: a monument to Trentino’s memory

Engel & Völkers is pleased to present this historic estate just 5 minutes from Trento, in the hamlet of Sant’Antonio di Sardagna. Surrounded by 7 hectares of privately owned woodland and with 4 hectares of vineyards at its feet, since the 1700s it has overlooked the Adige Valley and stands out right there, beside the Doss Trento: just look up to recognize it at a glance. In addition to the woodland and the vineyard, the property consists of the Villa, the Maso (farmhouse) and the Chapel of Sant’Antonio, owned by the Patuzzi Tabarelli De Fatis family until the late 1900s. Used by the family in the 20th century mostly as a summer residence and for wine production, the Villa includes a semi-basement level of vaulted rooms totaling about 280 sq m. Typical barrel and cross vaults, divided into various areas by stone portals, partly with stone and cobblestone floors and partly with beaten earth, according to their intended uses (vinification, bottle storage, wine cellar, etc.). Above are the Villa’s three floors, each about 250 sq m. The first floor, historically devoted to everyday family life, with the kitchen, 3 bedrooms and a dining room with sitting area, with access to the external park arranged on multiple levels. The second floor with a formal reception hall with fireplace and 5 rooms for various uses: music room, reading room, study, sitting room. The third floor, following the same layout as the other two, is a large attic with a ridge height of about 4.5 meters. The Villa’s distinctive feature is that time seems to have stopped a century ago: floors, fixtures, stoves, furnishings and objects evoke bygone days. Adjacent to the Villa is the Maso, with various ancillary spaces formerly used as cellars, stables and storage rooms. It too is arranged over 4 levels: a basement for the cellar, a raised ground floor of about 140 sq m and a first floor of about 160 sq m with a residential unit more recently used as the caretaker’s accommodation. Partly renovated in the early 2000s, as was the roof. The structure is completed by an attic of about 140 sq m with a ridge height of about 5 m.
