Description

In the beautiful town of Gignese, in the hamlet of Alpino, on the hills above Stresa, at about 750 meters above sea level, nestled in an elegant and idyllic setting—sunny and seamlessly integrated with the surrounding nature—lies an apartment with a spacious terrace offering unparalleled views of Lake Maggiore and the mountains that frame it. The three-room apartment is located within the condominium complex known as “Conca Azzurra,” built in the 1990s following the conversion of the historic Grand Hotel Alpino and listed with the Ministry of Culture. Within the complex, which consists of 42 residential units, there is a concierge desk and the prestigious “I Faggi” Club, featuring spacious common areas, a gym, and a large heated swimming pool (25x10 meters)—the true highlight of the residence—which is open during the summer season. The Club is accessible to members only. The property holds four membership shares, which will be transferred concurrently with the sale of the apartment. The apartment, located on the first floor, with dual exposure and elevator access, is a three-room unit of 81 square meters featuring a spacious living room with a kitchenette, opening onto a fully covered 14-square-meter terrace that offers a wonderful panoramic view. The two bedrooms at the rear, with views of the greenery and Mount Mottarone, and a spacious bathroom with a bathtub and shower stall complete the living space. A practical 18-square-meter garage, equipped with a standalone wall-mounted charging station, and a cellar—both owned by the seller—enhance the property. The apartment is sold with most of the existing furnishings and features a security door, 25mm-thick solid wood parquet flooring laid in a “ship’s deck” pattern, and centralized heating and hot water systems, with individual meters to track consumption. The property is located in a unique enclave of historic villas dating back to the “Belle Époque,” once frequented by internationally renowned painters and musicians such as Eugenio Gignous, Mosè Bianchi, Arturo Toscanini, Benedetti Michelangeli, and others. The area is highly prized by golf enthusiasts due to the presence of two prestigious golf clubs just a short distance from the property: the 9-hole Golf Alpino and the 18-hole Golf Des Iles Borromées. The property also benefits from a strategically located highway exit, reachable in just a few minutes, and its proximity to Milan and Malpensa International Airport, which is only 45 minutes away. A versatile property, this is a rare and smart investment opportunity on Lake Maggiore, ideal both as a primary residence and as a vacation home or for short weekend getaways dedicated to relaxation or outdoor sports—perfect for those seeking an authentic setting where they can reconnect with nature without sacrificing the exclusivity of a private club.

Location: Gignese, Piedmont

Gignese is a renowned resort town that lies halfway between Stresa and Mottarone, as well as on the Due Riviere road that connects Lake Maggiore with Lake Orta. In the mid-19th century it was the vacation destination of the most renowned Lombard painters, and numerous villas sprang up in this era that breathed new life into the village. Right here is the beautiful Alpinia Botanical Garden, a 40,000sqm park that is home to many botanical species from the alpine and subalpine belt from various parts of the world. From Gignese you will have the possibility to quickly reach Stresa and visit the beauties offered by the pearl of Lake Maggiore such as the gardens and the sumptuous palaces of the Borromean Islands, or spend days of sporting activities near Mottarone, a mountain of about 1,500m above sea level that in winter becomes a ski resort and in summer offers beautiful trekking walks but also adrenaline thrills with Alpyland, a roller coaster with two-seater wagons overlooking the Borromean Gulf. There are several restaurants in Gignese and on the top of Mottarone, where you can taste simple traditional local dishes, absolutely healthy cuisine and an expert eye on the choice of raw materials, always of the highest quality. Very characteristic is the hamlet of Vezzo, believed to be of Roman, if not Gallic, origin. The village had some notable families, with ecclesiastics, notaries and public officials: Visconti, Calandra, De Antonis. The most characteristic spot in the village is the small central square or Piazza Caduti where, at the foot of the pink granite steps leading up to the parish church, there is a centuries-old horse chestnut tree surrounded by a sarizzo ring, formerly a well vera. Vezzo is also home to the famous 9-hole Stresa Alpino Golf Club; founded in 1924, it is one of the oldest courses in Italy. The club is situated on a green natural terrace at 700 meters above sea level and is located in one of the most characteristic areas of Lake Maggiore among beautiful natural and centuries-old forests only 7 km from Stresa. Of interest are the offerings of its restaurant lit by large windows overlooking hole 9, with a terrace for outdoor dining surrounded by greenery.
