Description
In Caprarola, a village in the Tuscia area of Viterbo known for the famous Palazzo Farnese, Engel & Völkers is pleased to offer for sale a detached villa with garden, set in the peacefulness of nature yet just a short walk from the historic center.
The property is arranged over several levels, with spacious, bright, well-distributed rooms, where large windows keep the interiors in constant dialogue with the surrounding greenery. Passing through the entrance gate, the perimeter garden leads to the ground floor, which also includes a convenient garage. The centerpiece of this level is the large eat-in kitchen with a stone fireplace and a wide worktable, ideal for those who love entertaining. Next to it, a bright living room, a double bedroom, and a bathroom complete the floor.
An internal staircase connects the various levels, ensuring comfort and independence between the spaces. On the first floor there is a second living area, with an eat-in kitchen featuring a fireplace and opening onto a panoramic balcony. The sleeping area on this level includes two large double bedrooms—one with a private balcony—and two bathrooms. The top floor consists of a bright attic, a space with multiple possible uses.
The heating system is independent and fueled by LPG, for efficient, self-managed temperature control in every season.
Thanks to the generous spaces, the two eat-in kitchens, and the attic, the property lends itself to different uses: a first home for a young couple, an ideal solution for a large family seeking independent living areas, or an investment for a charming hospitality property, given its location in one of the most visited destinations for cultural tourism in the Tuscia. An opportunity for those seeking space, independence, and proximity to one of the most fascinating villages in Lazio.

Location: Caprarola, Lazio
Set at about 490 meters above sea level in the Cimini Mountains, in the Province of Viterbo and just a short distance from Lake Vico, Caprarola overlooks a volcanic landscape rich in chestnut groves and hazelnut orchards. The village has ancient origins: already frequented by Etruscans and Romans on the edge of what was then the impenetrable Cimina Forest, it developed in the Middle Ages as a fortified castle, long disputed between the lords of Viterbo and powerful baronial families such as the Di Vico and the Anguillara for control of the access routes to Rome. In 1649 the area came under the control of the Apostolic Chamber of the Papal States, remaining so until the Unification of Italy as a key center of institutional administration. In modern times, the town experienced the tragedies of World War II, suffering heavy Allied bombing in May 1944. Today the economy and identity of the village revolve around the production of the Tonda Gentile Romana hazelnut, an excellence celebrated in late August at the historic Hazelnut Festival, with a parade of imposing allegorical floats. Other living traditions include the Caprolatto Carnival, organized by the historic local “Classes,” the patronal feast of Saint Giles on September 1, and the autumn Cioccofest dedicated to chocolate and chestnuts.
