Location: Kypseli is one of the city’s oldest neighborhoods and one of the most interesting areas in Athens. It is bordered to the west by Patision Street, to the south by Pedion tou Areos, to the east by the Tourkovounia hills, and to the north by the Municipality of Galatsi.
Unique features: Kypseli’s main attraction is the pedestrianized section of Fokionos Negri Street. It consists of a wide green strip running through the center, with trees, benches, fountains and statues, flanked on both sides by cafés, restaurants and shops. A characteristic example of Athenian modernism on the pedestrian street is the Municipal Market, renovated by the Municipality of Athens in 2016. Agios Georgios Square is just a few minutes from Fokionos Negri and is the city’s new popular meeting point—a neighborhood in its own right. An architectural highlight of the square is the apartment buildings surrounding it, which, thanks to their curved design, appear to “embrace” it. Pedion tou Areos, one of Athens’ largest public parks, holds a prominent place in residents’ lives, as do Mount Helikon, which includes sports facilities, and Attica Grove in Upper Kypseli. The area is home to many small theaters and several artists’ studios, giving it a bohemian feel.
Accessibility: Excellent connections via bus and trolleybus routes; the nearest station is Victoria.
Investment potential: This area is located right in the center of Athens, a location that always attracts considerable interest from buyers. Guaranteed investment returns.
