Price developments and trends

Lake Constance, mountains and federal borders – as Austria's westernmost federal state, Vorarlberg borders Germany, Switzerland and Liechtenstein. The second smallest federal state stands out as a strong economic region with excellent working conditions through its innovative economy and a multitude of jobs. Vorarlberg's attractiveness due to its high quality of life is also reflected in the residential real estate market. Demand for single and two-family houses also remains high.
The average purchase price of a single and two-family house declined in 2024 and was just under 640,000 euros. After Vienna, Salzburg and Tyrol, Vorarlberg is thus the fourth most expensive federal state. Particularly detached and exclusive houses near Lake Constance are especially sought after.
The average price for purchasing a condominium in Vorarlberg in 2024 was around 5,600 euros per square meter. Growing demand for residential real estate is expected with a population forecast of +12.5% until 2050 in Vorarlberg.
"In a relatively small area, Vorarlberg offers a diverse natural and cultural backdrop with lake views at Lake Constance, great views in the mountains and contemporary architecture in the cities. Excellent framework conditions of the labor market and proximity to neighboring countries generate demand for residential real estate among both domestic and foreign buyers."
