The green region of Styria and the Graz metropolitan area are becoming increasingly popular destinations for apartment buyers. Municipal population statistics show that Graz's population has grown by almost a third since the turn of the millennium. This charming yet cosmopolitan city now has over 290,000 inhabitants - and for good reason.

In contrast to Salzburg and Vienna, purchase prices for apartments in Graz have remained relatively stable. In mid-2020, the average purchase price of a condominium in Graz was between €3,467.38 and €3,636.00 per square meter, depending on the area. Although this is above the Styrian average, it is still below the Austrian average.

As mentioned, the purchase prices for apartments in and around Graz are therefore relatively moderate compared to other provincial capitals. In individual cases, older residential properties are even available at significantly more affordable prices per square meter starting at around €3,000.

The Districts of Graz - A Brief Overview

Innere Stadt

In the Innere Stadt district, the area around Graz's Schlossberg and Herrengasse may not offer any additional building land, but there are still some beautiful old buildings and attic apartments for sale here. When buying an apartment in Graz Innere Stadt, however, you should expect an average purchase price of around €5,500 per square meter.

St. Leonhard

Buying an apartment in Graz St. Leonhard, the second district of Graz, is a little cheaper. This area offers living space for students around the University of Art and Design and the Karl-Franzens University. Towards Graz LKH, St. Leonhard attracts families and couples seeking peace and quiet with its green recreational areas. In general, the solidarity between young and old that has been built up over decades makes St. Leonhard a district with a high quality of life.

Eggenberg

The Eggenberg district offers more affordable apartments for sale in Graz: here, condominiums are available from a purchase price of just €2,200 per m². Advantages in this district include good transport connections on the one hand and proximity to nature, great excursion destinations and educational institutions such as the Joanneum University of Applied Sciences or the BBRZ vocational training and rehabilitation center on the other.

Outskirts of Graz

Affordable living is a priority: with prices per square meter starting at €100, affordable building land is available in the outskirts of Graz. In Eggenberg as well as in other suburbs such as Gösting, Liebenau or Puntigam, some exciting building projects are being realized and offer even more affordable living space for Graz residents.

St. Peter, Mariatrost and Andritz

These districts are still particularly popular with buyers. The residential clientele in these districts is very well mixed and includes all income levels and age groups. As the transport infrastructure in Graz is extremely well developed, these districts are also optimally connected to the city and surrounding districts. Especially when it comes to buying a house in Graz and the surrounding area, the green and popular St. Peter scores highly with its unique charm.
