Description

In one of the most fascinating and picturesque areas of Varese, at the foot of the Sacro Monte, a site recognized as a UNESCO World Heritage, we exclusively offer for sale a splendid period villa from 1921. Partially renovated in the 1970s, this residence retains all the architectural charm of the early 20th century, enhanced by spacious rooms, high ceilings, and authentic style details. Spread over several levels and served by an internal elevator, the villa stands out for the rationality of its spaces and its timeless elegance. On the ground floor, the main entrance introduces a welcoming and bright atmosphere: a large double living room overlooking the balcony, perfect for entertaining guests or relaxing with family, a service bathroom, and a comfortable eat-in kitchen with a secondary door and direct access to the outside, ideal for fully enjoying the splendid planted garden. The first floor houses the master sleeping area, consisting of three double bedrooms: one with a balcony and open view, one with a private bathroom equipped with a shower and a practical wall wardrobe/shoe rack, and a third with a complete elegant en suite bathroom. There is also an additional bathroom with a bathtub. On the second floor, reserved for guests or those who desire independent spaces, we find a double bedroom with a private bathroom, as well as an attic space ideal as additional space. The basement is dedicated to conviviality and leisure: a spacious tavern with a fireplace represents the heart of the house in winter, accompanied by a bedroom, a bathroom with a shower, large cellar rooms, and a technical room with independent access from the outside. Externally, the villa is framed by a well-kept garden of about 3,000 sqm, with tall trees and secluded corners, perfect for spending moments of tranquility or simply enjoying the beauty of nature in total privacy. The villa has two pedestrian entrances, a driveway access, a double garage with automated shutter, and outdoor parking spaces. The windows are double-glazed and equipped with openable grilles. The heating is gas, distributed through radiators. A charming residence, perfect for those seeking a spacious solution, immersed in greenery and tranquility, yet well connected to city services.

Location: Sant'Ambrogio, Varese

The city of Varese is situated on the shores of the lake of the same name. It is called the Garden City due to the abundant greenery found within the municipality, undoubtedly contributed by the gardens and parks of the many villas built here. The city of Varese is in a distinctive location, at the foot of the Sacro Monte di Varese, which is part of the Campo dei Fiori Massif and hosts an astronomical observatory. Varese is nestled on seven hills: San Pedrino Hill (402 m), Giubiano Hill (407 m), Campigli Hill (453 m), Sant'Albino Hill (406 m), Biumo Superiore Hill (439 m), Montalbano Hill (411 m), and Miogni Hill (492 m). The municipality's territory ranges between 238 and 1,150 meters above sea level. The winter in Varese is barely influenced by the moderating effect of Lake Maggiore and other smaller lakes in the province. Late autumn and winter minimum temperatures frequently drop, though only by a few degrees, below zero. It is precisely these low nighttime temperatures that create a different climate compared to areas south of this city. As in other Lombard pre-Alpine cities, fog is a rare phenomenon. Since 1960, it has been home to the only Italian location of the European School, established for the children of European officials at the Joint Research Centre. The airports of Milan Malpensa and Lugano Agno are about 30 minutes away. The shores of Lake Maggiore can be reached in a 20-minute drive.
