Demand for premium properties in Vorarlberg is high and has resulted in an increase in prices. The federal state, which stretches from the shores of Lake Constance to the peak of Piz Buin, is experiencing an ongoing rise in prices, which are already at a high level. Only Vienna has more expensive house prices.

Property prices in Vorarlberg are the second highest in the country, only topped by those in Vienna. Despite prices which are already high, 2020 saw another significant rise. In particular the districts of Bregenz and Dornbirn, where the state’s two largest cities are located, saw further strong growth. The shortage of building land throughout the state has further exacerbated the scarcity of offerings. The most popular plots and apartments, which have lake views, rarely come onto the market.

Bregenz is famous for its summer music festival and has the world’s biggest floating stage. The festival attracts more than 100 000 domestic and foreign visitors to the city every year. In addition to this, Bregenz’ location makes it an important transport hub. Building plots and residential properties are scarce and sell quickly, which in turn has resulted in rising prices. Property prices in the city are already high, with the average freehold apartment costing EUR 5 110/m² in 2020.

Location is a key factor when calculating property prices. Experts split the property market into prime locations, good locations, average locations and basic locations. A prime location, for example, is characterised by high-end shops; well-maintained streets; good traffic connections or a special waterside location. The best residential areas in Bregenz are located in the city centre and directly on the lakeside.
