What you should know about this detached house

Amenities and special features of this detached house

Upon entering the house via the open checkroom, you are greeted by a spacious and open living room characterized by a cosy bay window with dining area and a kitchen with counter. In addition to the Miele stove, there is also a wood-fired oven. The living room impresses with its fireplace, which could create a cozy atmosphere; currently the fireplace is not functional, but can be restarted. An office and a guest WC complete the first floor.
Three bedrooms and a bathroom with corner bathtub, starry sky and built-in music system await you on the upper floor. It is possible to install a sauna or an infrared cabin in a separate room to create a personal wellness area. The bedrooms have wooden floors and are heated by a built-in wall heating system. The bathroom, like the first floor, is heated via underfloor heating.
The full basement of the house surprises with a small wine cellar including a cozy sitting area, ideal for enjoyment. Additional storage space and the boiler room with workshop can also be found in the basement.
The property's spacious, ingrown garden offers plenty of space and privacy for your personal outdoor design ideas. A barbecue area and a small pond have already been created. A carport adjacent to the existing open garage offers plenty of space for your vehicles.
In addition to the central heating for solid fuels, a solar system has been installed to optimize energy consumption and reduce heating and hot water costs. The sunny south-west orientation of the property is thus well utilized.
The outside areas of the house need to be optimized or renovated in order to give a well-kept impression. Conveniently located and just a few minutes' walk from the Gießenbach train and bus stop, the property offers ideal opportunities for commuters and excursions in the surrounding area.

Seefeld: Location and surroundings of this property

Scharnitz with the hamlet of Gießenbach is located at an altitude of approx. 965 meters and is on the connecting route from Seefeld to Garmisch-Partenkirchen. The Karwendel, Hinterau and Gleirschtal valleys meet the Isar valley at Scharnitz.
As the gateway to the Karwendel Alpine Park and its numerous excursion options, the region has a lot to offer. The names "Scaraza" and "Scarbia" gave rise to the name "Scarnize" and later the name "Scharnitz". Today, Scharnitz is the smallest village in the Seefeld region, but together with the Karwendel, which is largely part of the municipality of Scharnitz, it is one of the largest municipalities in Tyrol. With its own train station in Gießenbach, even the journey is pleasant and with just one step you are already in the middle of nature: whether for climbing in the Karwendel, hiking and biking through the meadows and forests, cross-country skiing and snowshoeing or refreshing and enjoying yourself in the huts and alpine pastures - Austria's largest nature park is not the only thing that has a lot to offer here.
In summer, Scharnitz is often referred to as the "Gateway to the Karwendel" - with an impressive 739 km² of natural diversity, Austria's largest nature park opens up just after the Bavarian border. From the "base camp" Nature Park Information Center Scharnitz, there are four cool valleys for hiking, biking and refreshing: The eponymous Karwendel valley, the Hinterautal valley with the famous Isar springs, the Gleirschtal valley with its spectacular gorge and the tranquil Eppzirler valley. Along the way, numerous alpine pastures and huts line the comfortable bike and hiking trails, so that even challenging (bike &) hike adventures can be divided into pleasant stages: For example to the Kastenalm and Halleranger, via Gießenbach to the Eppzirl rest area or straight to the Birkkarspitze - the highest peak in the Karwendel at 2,749 meters.
Winter in Scharnitz is quiet and beautiful: cleared hiking trails lead through the snow-covered landscapes, and on selected evenings you can also join a popular torch-lit hike. Alternatively, you can head into the terrain with snowshoes, where experienced guides lead you to the most beautiful sunny spots around Scharnitz. Or you can simply hit the trails on one of three cross-country ski trails instead! Those looking for peace and quiet while tobogganing will find what they are looking for on the moderately difficult Kreidegraben natural toboggan run in Scharnitz.
DISTANCES: Gießenbach bus stop: 2 minutes on foot, Gießenbach train station: 5 minutes on foot, Seefeld center: approx. 8 minutes by car, Innsbruck center / airport: approx. 35 minutes by car, Mittenwald center: 12 minutes by car, Munich center: 90 minutes by car, Munich airport: 120 minutes by car
