Berlin investment market: more than €8bn transaction volume in 2022

With a transaction volume of approx. €8.3bn in 2022, Berlin's investment market for commercial real estate is down approx. 22% on the previous year. The comparison with the average transaction volume of the last seven years of approx. €7.8 billion nevertheless shows that the Berlin investment market is an attractive investment location despite times of crisis.

While office properties remain the most popular and sought-after asset class with a share of approx. 50 %, prime yields have risen significantly across all asset classes and are quoted at 3.70 % for office properties, 4.00 % for logistics properties and 3.50 % for retail properties.

Significant investment deals

A significant contribution to the total transaction volume in 2022 was the sale of 50% of the shares in the Sony Center by the Norwegian State Fund. It amounted to approximately € 677 million.

In addition to the Sony Center, the Norwegian state fund invested €457 million in the "Voltaire", a new office building in Berlin Mitte with approx. 30,000 m² of usable space. Other drivers of the transaction volume were developments in Europa City, one of the most important development areas in Berlin, which also accounted for a total transaction volume of around €1 billion.

Successful year despite turbulent market environment

In total, Engel & Völkers Commercial Berlin recorded a transaction volume of approximately € 1.02 billion in 2022. After a turbulent year, the investment team of Engel & Völkers Commercial Berlin was able to record a transaction volume of more than € 522 million in the commercial asset class despite the Ukraine war, the energy crisis and the increased interest rates on borrowed capital. This is above the previous year's result despite the challenging market phase.

Off-Market segment remains core competence

In 2022, Engel & Völkers once again proved that its core competence lies in the off-market segment, which, with more than € 322 million (+13% compared to the previous year), represents a share of more than 62%; a further 33% was brokered via structured bidding procedures.

The total of 20 successfully marketed properties reflects the cross-asset class expertise of the investment team. These include core office deals (Chausseestraße), properties with development potential in central locations (Tauentzienstraße) and residential complexes.

The expertise of the investment team in the asset class "Residential" could be proven in various buy-side consultations. In close cooperation with the residential and commercial department, the investment team of Engel & Völkers Commercial Berlin has accompanied more than € 1.9 billion of transaction volume in the acquisition review.

Engel & Völkers Commercial Berlin realised 62 % of its transaction volume through off-market deals, which represents an increase of 13 % compared to the previous year. Off-market deals are an excellent sign of the close relationships with investors and other market participants, especially in these difficult market phases.
