The Provence Côte d'Azur region is internationally renowned for its rich landscapes and mild climate throughout the year. Marie-Claire Sangouard, Managing Director of Engel & Völkers Côte d'Azur, shares her analysis of the luxury real estate market on the French Riviera.
The luxury real estate market on the French Riviera
Which zone does Engel & Völkers Côte d'Azur cover and how?
We are present in an area that goes from Menton to St Tropez, which represents more than 200 km of coastline. Our multilingual team is composed of 30 real estate consultants, who can collectively speak more than 10 languages in our Saint-Jean-Cap-Ferrat, Cannes and Saint-Tropez offices.
The exclusive nature of Engel & Völkers services, the availability and proximity of our experts, as well as the international marketing tools used are our strengths in the French market and abroad.
We are also actively working alongside the 250 real estate consultants of Engel & Völkers Paris, who contribute greatly to the influence of our brand in France.
What are the specificities of your region?
The French Riviera region has always been a dream destination and remains the ideal place for a successful holiday. It benefits from two international airports which makes it an easy spot to reach, even just for the weekend, while staying for example in a pied-à-terre in Villefranche, Fréjus, Menton or Nice.
Real estate purchases in this region are safe, with the option of a quick return on investment through seasonal rentals.
For others, it is also an opportunity to prepare for their retirement in a beautiful and sunny environment. We help our clients in several different situations, and this is why it is essential to fully understand their projects.
What types of properties can be found in the French Riviera region?
A seaview or the hinterland, the city stress or the tranquility of the countryside, ultra modern or golden? era, the choice of properties is diverse. Our portfolio of more than 400 properties reveals the potential of the French Riviera region. You only have to ask us and we will find you the property of your dreams!
What would your advice be for a future buyer?
What advice would you give to an owner wishing to sell a property in your area?
Once this is done, recommended to give the exclusivity to the agency, which is the only way to control its marketing and finalise a sale in the best conditions. As each property is different, it is important to think of a bespoke and specific marketing plan.
Nowadays, a property that appears in several advertisements and through different brokers is not sold quickly and is often discounted by an average of 20% compared to an exclusively listed property. This is because future buyers think that the price of a property listed across multiple platforms is more likely to be negotiable, as they feel there’s a sense of urgency to sell the property or even a potential problem with it.
Engel & Völkers celebrated its 40th birthday last year and has established itself as one of the leading luxury real estate companies in the world. What made the company successful?
I think above all, its founders are passionate and invested, in particular Christian Völkers who, for more than 40 years now, has been able to demonstrate and expand his vision of the profession around the world. Without a priori on the market differences, we believe that we can bring the best of services to our customers around the world.
