Boulogne-Billancourt real estate market

Before discussing average property prices in this famous town, it is important to highlight the area’s architectural merit. Boulogne-Billancourt is a town much loved by Île-de-France residents both for its proximity to the capital and its modern architecture. Le Corbusier, Perret and Mallet-Stevens have all left their timeless mark on the place.

The 1930s trail - a walking tour that explores Art Deco style buildings - delights both curious visitors and locals. The town’s architectural identity appeals to heritage enthusiasts in particular. These exceptional properties can sell for very high prices.

Boulogne-BIllancourt: a modern, accessible town

This town, which recently celebrated its 700th birthday, was founded in 1319, under the name “Boulogne-sur-Seyne.” It is a town steeped in history which, over the years, has developed and adapted to modern life. The Seine Musicale, designed by Shigeru Ban and Jean de Gastine, is one of the most iconic urban projects of recent years and forms an important part of the town’s industrial heritage and landscape.

A number of companies (TF 1, Boursorama, TBWA, LVMH, etc.) have set up their headquarters here, contributing a range of architectural styles and enhancing the town’s varied, attractive economic fabric.

Boulogne-Billancourt is easily accessible - with metro lines 9 and 10 and tram line T2 serving La Défense, Meudon and Issy-les-Moulineaux – and its population has increased year on year. Births and relocations... the town has more than 120,000 inhabitants making it the 30th largest in France.

The latest figures on the breakdown of households from the mayor indicate that 60% of Boulogne-BIllancourt households are under 45 years of age.

Rising prices and properties that are scarce and expensive

According to the Notaires du Grand Paris, property prices in Boulogne-Billancourt, which is classified as a “Town of Art and History,” are around 8,980 euros/m2 which is well above average for the department which stands at 6,550 euros/m2.

This makes it one of the most expensive towns in Île-de-France, after Paris (averaging more than 10,700 euros/m2), Neuilly-sur-Seine (10,300 euros/m2) and Levallois-Perret (9,840 euros/m2). In the space of 5 years, prices here have increased by more than 30%! Evidence of its indisputable appeal.
