This historic mansion was partly built before 1600 around a watchtower, only to be enlarged later during the 17th and 18th centuries, by an ancient noble family of Sansepolcro. It still retains the characteristic features of the period, in addition to the tower there is a consecrated chapel where religious rites could be celebrated, as well as halls with vaulted ceilings, frescoed walls and original brick floors of the time. In the 1990s, numerous conservative renovations were carried out, as well as the construction of a beautiful panoramic swimming pool of 10x5 square meters, built within the secular park of about 3500 square meters.
Currently, the villa can be divided into two completely independent apartments, even in terms of facilities, one on the right side and the other on the left side, or can be used as a single residence, being perfectly connected inside. On the ground floor we find a large entrance hall, from which both portions can be accessed. The apartment on the left has a hall for entrance and receiving room, a living room with a large stone fireplace, a kitchen, a dining room, a sitting room, a pantry, and a bathroom, on the ground floor; upstairs we find the sleeping quarters, with four bedrooms and three bathrooms, as well as a sitting room with a fireplace. The right apartment has on the ground floor two rooms currently used as cellars, and the chapel; going upstairs we find the frescoed part of the building, with a large living room with fireplace, from which we can find three bedrooms and two bathrooms.
Outside, in an independent building, a garage has been built, which can accommodate up to two cars.
Six and a half hectares of arable land, and nine hectares of woodland complete the property. The park is laid out as an Italian garden, with 100-year-old trees, cypresses, elms, Lebanon cedars, firs, horse chestnuts, holm oaks, and lindens. The lawn is equipped with an automatic irrigation system. A well has been built, which is used mainly for irrigation of the garden and grounds. The villa with its park, is completely fenced, and has a driveway and a couple of pedestrian accesses. This property can also be used for tourism purposes, as a bed and breakfast or be rented entirely for events.


San Sepolcro: Location and surroundings of this property

Living in a historic residence is a unique experience that allows you to establish a connection with the past thanks to so many elements that remind you of it. Here we find large stone fireplaces, doors and ceilings decorated with stucco and frescoes, antique railing and columns, and a beautiful tree-lined driveway that was used to access the villa with horses and carriages. It is like taking a trip back in time.
Sansepolcro is a small gem in the Upper Tiber Valley, known to most for being the birthplace of Piero della Francesca, one of the best-known painters of the Italian Renaissance, whose works can be found in and around the town.
The municipality of Sansepolcro is bordered by Umbria, Emilia Romagna and Marche, and is ideally positioned to reach all the towns in central Italy.
In the immediate vicinity we find Anghiari, Monterchi and Città di Castello, and then Arezzo in only 40 minutes, Cortona in 1h, Florence in 1.5 h, Perugia in 50 minutes, Assisi in 1 h, and Lake Trasimeno in 1h.
Sansepolcro can be reached from Perugia, Florence or Rome airport, or even by train to Florence, Perugia or Arezzo station.
