Right in front of the Reno river valley, on the very first hills of Marzabotto to be seen, an independent 460 sqm house is located. Built in the 80’s and carefully restored by the current owners firstly in 2010 then in 2021, the restoration mostly comprehended the roof (today ventilated), the insulations and the window frames. From the portico on the ground floor, it is possible to access the day area characterized by a salon, a wide and luminous lunch zone overlooking the garden, a kitchen with barbecue and a wood fired oven; a small corridor leads to the studio, to the day area restroom and to the master bedroom hosting a considerable panoramic window with a bathroom en suite and a spacious wardrobe. Singular attention was given to the energetic efficiency; hence, the heating system goes by GPL and supported by a thermo fireplace, an adjustable fireplace and a majolica stove; while domestic hot water is provided by solar panels with storage. There is also a water softener, two rainwater tanks and an imhoff tank. Last but not least, the property is surrounded by two fenced gardens and 18,000 sqm land for a total area.
