Ballabio: Location and surroundings of this property

The small town of Ballabio is located on the eastern shore of Lake Como, a few kilometres from the provincial capital Lecco. Ballabio is located at the beginning of the Valsassina, between the Southern Grigna and Mount Due Mani, a short distance from the Piani di Bobbio and Valtorta ski resorts.
The Lombard metropolis of Milan, with its international airports Malpensa and Linate, can be reached by car in about one hour and 30 minutes, and the Swiss city of Lugano with its regional airport is about one hour and 50 minutes away.
The provincial capital of Como is about 40 km away (about 50 minutes by car).
Of interest to winter sports enthusiasts is the relative proximity of the ski resorts of St. Moritz (CH), Madesimo, Bormio and Livigno (Ital.), which are also easily reachable with about 2 to 3 hours' drive.
The lake attracts water sports enthusiasts with a variety of offers. The surrounding countryside invites you to enjoy easy walks, hikes and bike tours, as well as mountain bike tours, which can take you to mountain tops at an altitude of over 2000m.
The Compagnia di Navigazione del Lago di Como (Lake Como Navigation Company) offers a year-round ferry service that provides a convenient connection to other enchanting towns on the lake, such as the famous town of Bellagio.

Commission Details

The property brokerage engagement with “Finest Italian Estates S.r.l.” (affiliate of Engel & Völkers Italia S.r.l.) is governed by a specific agreement and pertinent clauses. The consideration (commission) payable by the Buyer/Tenant for our services, plus VAT at the legal rate, is 5% of the sale price of a property or 15% of a yearly rent.
