Admiring the view of the ‘most beautiful street in the world’, we cross the threshold of this majestic palace through the property's exclusive entrance: we stand in amazement at the monumental private hallway with ceilings more than 6 metres high and the two stone staircases. Before we go up the stairs, we notice two large windowed storage rooms on the left, while the light from the French window at the back attracts our attention. We reach it and, on our way out, find ourselves surrounded by a delightful garden area: a pergola shelters us from the midday sun and gives us a glimpse, on the right, of the 150 m2 garden, now completely exposed to natural light. Enthusiastic about this discovery, we continue our visit to this magnificent residence with even more curiosity! Going up the stone stairs, we find ourselves in a mezzanine with numerous windows leading to our exclusive terrace, enhanced by the light and the view of the garden and other green areas. We continue into the Piano Nobile, where the ceilings are also very high and light is everywhere. The first room we find is the salon, with a majestic portal framing an unparalleled view of the Grand Canal. In particular, this is one of the few piano nobili in Venice that enjoys a water view directly from inside, as it is located at the intersection with the Cannaregio Canal. From the balcony one can distinctly admire Palazzo Labia and the Sanctuary of Santa Lucia. In the right wing we find a large room, again with a view, with an adjoining small room, a large bathroom and kitchen area, as well as a large storage room. In the left wing, on the other hand, we find another large room with a view, a marble bathroom and a further room with an ancient fireplace that makes the room warm and elegant. We return to the entrance and circle the corridor that frames the large staircase up to a further room, also very bright, with views of the greenery. This property has features that we do not hesitate to define as unique: from the monumental private entrance hall, to the exclusive garden; from the incredible view of the Grand Canal and the monuments, to the disruptive brightness of the rooms. This is a solution with few equals in Venice, both as a cosy and majestic dwelling, and also as an investment, corroborated by the presence of septic tanks. At the end of the visit, a thought of Peggy Guggenheim spontaneously occurs to us: ‘if there is anything that can compete in beauty with Venice, it is the reflection of this city on the Grand Canal at sunset’
