The neighbourhood of Ibiza in the Retiro district is a quiet residential area, with all the comforts, and within a walking distance from main central points. Above all it is pleasant to live in, with a privileged location very close to the commercial area of Goya, the Plaza Felipe II, the Puerta de Alcalá and the Prado Museum. The neighbourhood alternates residential buildings with pleasant green areas, including the Retiro Park (a green lung with spaces for recreation) just a few metres from this flat. It also has a wide range of shops, restaurants, cafés, which makes the area one of the liveliest in the capital, supermarkets, schools, sports facilities and health centres, as well as the Gregorio Marañón University Hospital. The Parque del Buen Retiro is the real star of this district of Madrid, which borders the streets of Alcalá and O'Donnell at the northern end, Calle Doctor Esquerdo in the east, Avenida del Mediterráneo and Paseo de Reina Cristina in the south and Calle de Alfonso XII at the western end. The origins of the park date back to the time of the Catholic Monarchs, at the end of the 15th and beginning of the 16th century. However, the construction of the neighbourhood dates from much later, around the end of the 19th century, when the demographic boom of the city led to successive extensions. Communications and means of transport are excellent, both by metro and bus. It is one of the best connected areas of Madrid as it has several metro stations such as Ibiza, Retiro and Sainz de Baranda, as well as direct access to the M-30.
