The subject property is the listed ensemble of the former episcopal student residence “Johanneum” in Tyrol. The main building was constructed in 1840 and was named “Johanneum” in 1856 in honor of its founder, Bishop Johann Nepomuk von Tschiderer. The convic‑ tory operated for 161 years before closing on June 30, 2001. The estate covers approximately 16,500 m². The main building comprises seven levels (six above ground and one basement), with a built‑footprint of about 2,000 m² per floor, particularly on the ground floor and the first three upper floors. Of special architectural and historical significance is the in‑house chapel of around 350 m² located on the first upper floor, preserved as an integral part of the listed structure. Directly beneath is a historic theatre hall with adjacent support rooms, originally used for cultural events. The buildings are arranged in a U‑shape around a central courtyard, reflecting the original layout of the former boys’ seminary. The estate also includes the former orangery. Following the convictory’s closure in 2001, the property lay vacant for about ten years, resulting in progressive structural decay. In 2009, ownership changed hands and in 2011 renovation works began to convert it into a senior residence, but these were never completed. Certain parts of the building, notably the so‑called “professors’ house,” have been gutted and are now in a derelict state. The property clearly requires substantial renovation. Yet due to its size, historic listed fabric and central urban location, it holds extraordinary development potential. The existing structure and flexible layout provide numerous opportunities for revitalization - such as assisted‑living facilities, senior care, educational institutions, cultural or residential uses - subject to the necessary building and heritage permits.
