Passivhaus, beach and nature

Engel & Völkers presents the first "Passivhaus" built in the province of Huelva. This housing concept consists of a careful process of study, design, construction type, and material selection that make this house and its plot a place of energy efficiency above the highest standards currently recommended for a high classification. Entering to the right is the living-dining room, at the back of which there are glass doors leading to the garden. The curtain rods are camouflaged, and there are blinds in all the rooms except in the living room. The floor is made of light-toned wooden planks, with a water-based vinyl layer for easy cleaning. The kitchen is furnished with all the appliances, from the Whirlpool brand. Laundry room door camouflaged with freezer. On the roof, there are four photovoltaic panels + DHW from solar thermal energy. The energy control box is at the entrance. To the left, we find a hallway that leads to four bedrooms and three bathrooms. In the basement and on the upper floor, there are two more bathrooms. The first bedroom faces east, and its large window has motorized blinds. The next bedroom is generously sized and includes a large built-in wardrobe and an en-suite bathroom, also with storage space. It faces the garden and pool. It is worth mentioning that the window frames are made of PVC, with Passiv certification, double glazing, and triple seals, as well as anti-corrosive hardware, especially for maritime areas. Next is the third bedroom which, like the previous one, is very bright and has an en-suite bathroom. The fourth bedroom is also large, facing the natural park, ensuring tranquility. Now we go up the stairs and reach the landing. From here, we access the fifth bedroom, which is spacious and faces both the pool and the pine forest. The large built-in wardrobe does not go unnoticed. Finally, we have another bathroom, also with storage space. To maximize the area, two terraces have been created. The first one, about 32m2, has relaxing views of the golf course; the second faces the opposite side of the house and looks towards the adjoining pine forest; a real window to nature. Finally, we go down to the basement, which was created as a space for recreation, a cinema room, games... It is also separable from the house, so it could become an independent apartment, allowing the owner to live in the villa and, at the same time, have rented accommodations or spaces ready to host family or friends while maintaining their privacy if they wish. Lastly, in line with the energy-saving philosophy, note that the air conditioning is centralized on the ground floor but independent on the upper floor. In addition, regarding the quality of the ambient air, there is a system for absorbing impure air and another for expelling filtered air. Even with the house closed, clean oxygen is always breathed.
