New residential project consisting of newly built detached villas, designed according to high standards of construction quality, energy efficiency, and living comfort. The development includes various housing types, arranged over one or two levels, with floor areas ranging from 142 to 150 sqm, all characterized by a clear separation between living and sleeping areas and a strong connection between indoor and outdoor spaces. The homes are designed to ensure functionality and rational space distribution: spacious open-plan living areas with large glazed surfaces overlooking private gardens, three bedrooms, two or three bathrooms depending on the layout, dedicated laundry rooms, and well-organized technical spaces. Each unit includes a 33 sqm double garage, a 12 sqm basement/cellar, and a private outdoor area, with sizes varying depending on the villa. The project places particular emphasis on the integration between the home and the garden, conceiving the outdoor space as a natural extension of the living area. There is the possibility of including a private swimming pool — already included in some solutions — perfectly integrated into the architectural design and the layout of the outdoor area. From a systems engineering perspective, all villas are built in Energy Class A4, featuring a full-electric system based on an electric heat pump, underfloor heating, climate control regulation, and controlled mechanical ventilation. Each unit is equipped with a private 4 kW photovoltaic system, aimed at reducing energy consumption and optimizing self-production. Home management is supported by a Smart Home automation system with BTicino Living Now line, allowing intelligent control of lighting, shutters, and customized scenarios, with provision for an alarm system and split air conditioning. A distinctive element of the development is the high level of customization: internal layout variations and a wide selection of finishes are available, allowing each villa to be tailored to the buyer’s specific needs while maintaining high quality standards and design coherence.
