Located in its entirety on the bank of Guadarrama River, this municipality is just 15 kilometres from Madrid and profiled as one of the best areas to live and buy a house in the Community of Madrid. Urban Development and Real Estate Market

During this year and next, Boadilla del Monte will be expanding thanks to the plots of land that will be developed into residential estates. Just as it happened in the 70s, the population of this municipality has increased considerably with the construction of large single-family residences in the housing estates developed for this purpose.

All these existing urbanisations make up a large part of the population centre of Boadilla, the other area that contributes towards the growing population. Buying a house in Boadilla del Monte in one of its luxury housing estates is a great investment because, in addition to the surroundings and amenities, the price of real estate assets in the area have been increasing and, the forecast for the future suggests growth in a sustained way.

The so-called historical urbanisations such as Montepríncipe, Boadilla Park, Las Lomas, Bonanza, and Olivar de Mirabal are the best known ones, although there are also well-situated areas such as Valdecabañas. This last one is located in a strategic enclave because it offers convenient access to the M-50 and also to the urban centre of this municipality. The other top urbanisations that are very close to the denominated historical ones are Monte de las Encinas and Valdepastores. There are also new developments that have recently been built, such as Viñas Viejas and Residencial Siglo XXI.
