A large wooded park surrounds the 19th-century Villa Cortesi, adorned with tempera-painted ceilings and complemented by elegant rural buildings spread over an area of about 15,000 square meters. The complex, formerly known as "Villa Rappini-Cortesi," represents an intact example of a Bolognese rural court, located in the territory now included in the province of Ferrara. The main building recently underwent a global renovation, completed in 2023, with seismic improvement and energy efficiency enhancements. The intervention also restored the elegance of the facades and preserved the classic internal layout, returning the building to full functionality. Consolidation was achieved with reinforced plaster and steel stiffeners, while the roof was newly constructed with a laminated wood structure, known for its great resistance to stress. Energy redevelopment works mainly consist of insulating the perimeter walls with internal linings, new PVC windows, and insulation of the ground floor slab. All interior finishes and systems have been newly constructed. Regarding the outbuildings on the left side of the villa, the seismic improvement intervention involved the demolition of the roof and the first-floor walls, while the inter-floor ceilings are the original masonry vaults, also consolidated. The interior of the building is in a rough state, equipped with an electrical system. Special attention deserves the "Bolognese" barn, also the subject of partial demolition and reconstruction to safeguard the core of the original stable intact and to reinterpret the building in a contemporary key. The courtyard is completed by a small isolated double-volume warehouse and a building previously used as a laundry and accommodation for laborers, now uninhabitable, located in its beautiful setting, mirroring the outbuildings described above. There was also another small building in the rear courtyard area: intended for a pigsty and chicken coop, completing the ancient farmyard. The renovated parts consist of almost 600 square meters for the villa, ready to be inhabited; 124 square meters of advanced raw housing, composed of four large rooms and 106 square meters of garage; the large barn, with two porches of about 60 square meters each, the former stable of 103.00 square meters, and the granary of 101.70 square meters. The court is located along a busy highway, yet well protected and shielded by greenery. Ideally positioned for all types of residential and commercial activities, it is near various industrial facilities and backed by a large agricultural area mainly cultivated with cereals.
