Beschreibung
Perched at about 500 meters above sea level on the wooded slopes of the Cimini Mountains, just a breath away from the mysterious waters of Lake Vico, stands Caprarola, a gem of the Tuscia area in the province of Viterbo that seems suspended in time.
Its name evokes a remote, rural, untamed past: it derives from the Latin Capreae (goats) combined with the dialect term rola (stable or enclosure), in memory of that ancient shepherds’ village where flocks found shelter amid dense vegetation.
But the true love affair with great history took place in the 16th century, when the powerful Farnese dynasty decided to turn this rocky spur into the stage for its absolute power. Cutting through the medieval fabric with the bold urban planning of the “Via Dritta,” the architect Jacopo Barozzi da Vignola built the monumental Palazzo Farnese: a stunning pentagonal fortress that encloses a refined Renaissance courtyard. Thus a small shepherd settlement became a true capital of European art and diplomacy, where popes and cardinals left an indelible mark that still enchants the world today.
And it is precisely in this wonderful village that Engel & Völkers is pleased to offer for sale a detached villa with garden that perfectly embodies the union of nature’s tranquility and the charm of history. Immersed in an atmosphere suspended in time, the property is arranged over 3 levels, offering bright, well-distributed spaces, where large flower-framed windows are in constant dialogue with the surrounding greenery. An ideal residence for those who wish to take refuge in the unspoiled beauty of Tuscia, without giving up proximity to the village’s artistic treasures.
Passing through the entrance gate, you are immediately welcomed by the embrace of the perimeter garden leading to the ground floor. Here, the house reveals its convivial soul from the outset: the beating heart of the floor is the large eat-in kitchen, where the warmth of a stone fireplace frames a spacious worktable, designed for those who love entertaining and the pleasure of preparing excellent dishes to share with friends and family. Next to it, a living room flooded with natural light invites relaxation, while a comfortable double bedroom and, lastly, a bathroom complete the level.
The journey inside the property continues along a convenient internal staircase, a common thread that harmoniously connects the different floors while ensuring perfect independence for the rooms. Reaching the first level, you find yourself in a second, surprising living area: here too, an eat-in kitchen with fireplace opens onto a lovely panoramic balcony, offering an evocative glimpse of the surrounding nature. The sleeping area on this floor includes two large, airy double bedrooms—one served by a private balcony from which to breathe in the morning breeze—and two bathrooms, details that ensure maximum comfort and privacy for the whole family.
Climbing further, the staircase finally leads to the second floor, where an inviting attic is revealed. An intimate, almost secret space, just waiting to be personalized: the perfect study for those who work from home, a quiet hobby room, or a playroom for the little ones.
Characterized by extraordinary spaciousness and light that caresses every room, this property is a blank canvas with endless potential. It is the ideal answer for a young couple looking for their first home, a spacious nest in which to see their plans grow, but it also proves to be a strategic and versatile investment. Thanks to the successful layout across three levels and the two kitchens, the villa lends itself beautifully to hosting a large family seeking independent spaces, or to being transformed into a charming hospitality property—an exclusive B&B in one of Lazio’s most loved destinations for cultural and hiking tourism. Buying this home means choosing the luxury of space, the independence of a garden, and the privilege of living just steps from great history.

Ort: Caprarola, Latium
Set at about 490 meters above sea level in the Cimini Mountains, in the Province of Viterbo and just a short distance from Lake Vico, Caprarola overlooks a volcanic landscape rich in chestnut groves and hazelnut orchards. The village has ancient origins: already frequented by Etruscans and Romans on the edge of what was then the impenetrable Cimina Forest, it developed in the Middle Ages as a fortified castle, long disputed between the lords of Viterbo and powerful baronial families such as the Di Vico and the Anguillara for control of the access routes to Rome. In 1649 the area came under the control of the Apostolic Chamber of the Papal States, remaining so until the Unification of Italy as a key center of institutional administration. In modern times, the town experienced the tragedies of World War II, suffering heavy Allied bombing in May 1944. Today the economy and identity of the village revolve around the production of the Tonda Gentile Romana hazelnut, an excellence celebrated in late August at the historic Hazelnut Festival, with a parade of imposing allegorical floats. Other living traditions include the Caprolatto Carnival, organized by the historic local “Classes,” the patronal feast of Saint Giles on September 1, and the autumn Cioccofest dedicated to chocolate and chestnuts.
