Villa Grazia is a refined estate set within a park of over 7,000 square meters—an oasis of tranquility enriched by more than 70 species of tall trees and fruit-bearing plants. The property stands out for its spacious interiors and exquisite details, offering a perfect balance of comfort and elegance. The welcoming and well-maintained entrance leads to the heart of the villa, where a charming ceiling recess with spotlights creates an intimate atmosphere. The spacious eat-in kitchen, adorned with boiserie, opens onto a portico, inviting residents to enjoy the outdoor spaces. Adjacent to the kitchen is a convenient guest bathroom. The ground floor sleeping area includes a study with a built-in library and direct access to the patio, as well as an elegant master suite featuring a walk-in closet, an en-suite bathroom with a whirlpool tub and shower, and a bright French door opening onto the pool area. On the opposite side, the expansive living room with a fireplace and dining area boasts a high ceiling with exposed wooden beams and extends across two levels, enhanced by an elegant mezzanine with a cozy reading corner and designer bookshelves. The first floor offers a single bedroom, a double bedroom currently used as a study, and another double bedroom with a walk-in closet and a private bathroom, complete with a walk-in shower and a whirlpool tub. This last bedroom enjoys direct access to a terrace overlooking the garden and the pool. The attic, fully floored with parquet, features Velux windows and lighting, easily accessible via a retractable staircase. The 300-square-meter basement is a true multifunctional space: a 170-square-meter garage extends along two sides of the property, complemented by a practical laundry and ironing room, a dedicated shoe storage area, a Turkish bath, a guest bathroom for the pool, and a pantry. The level is completed by an office and a gym. Villa Grazia is equipped with state-of-the-art systems: underfloor heating with a condensing boiler, air conditioning with a heat pump for both cooling and heating, a security system connected to a surveillance institute, and a saltwater infinity pool, fully renovated in 2024. The pool, remotely controllable via an app, is heated through solar panels and covered by a ten-year warranty. Additionally, the garden benefits from an artesian well with an automated irrigation system. Beyond its undeniable charm, Villa Grazia also presents an interesting expansion potential, with the possibility of increasing the gross living area by 30% and applying for the conversion of agricultural land into residential use. A unique opportunity for those seeking an exclusive residence surrounded by nature and equipped with every modern comfort.

Location: Parabiago, Lombardy

Parabiago is a city with over 27,000 residents located near Legnano, on the right bank of the Olona River, about twenty kilometers northwest of Milan along the Sempione state road 33 and on the Milan-Varese railway line. Known for its shoemaking tradition and famous outlets, it is also renowned among enthusiasts as the birthplace of the great cabinetmaker and inlayer Giuseppe Maggiolini (1738-1814). Among the archaeological finds that attest to the ancient settlement is the 4th-century "Patera of Parabiago," now housed in the Archaeological Museum of Milan. Architecturally, notable sites include the 17th-century complex of the Marchiondi College and the 18th-century parish church of Saints Gervasio and Protasio (successor to the medieval parish), whose design is attributed to Pellegrino Tibaldi. The Carla Musazzi Historical Museum passionately traces the local history. Part of this municipality’s territory is included in the Roccolo Park.
