Description
In the land of the renowned Ruché wine, the estate combines the historic charm of industrial archaeology with a fully renovated manor house, set within a large private garden. The manor house has undergone a complete and radical refurbishment, including a rebuilt roof, new technological systems, high energy-efficiency windows and doors, and modern bathrooms. The interior spaces begin on the ground floor with an entrance into a spacious, bright open-plan area leading to a first sleeping area comprising the master bedroom, a bathroom with both shower and bathtub, and a study ideal for smart working. On the first floor, three large independent bedrooms have been created, each with an en-suite bathroom. The bedrooms are connected by a shared living area overlooking the large terrace with an open, panoramic view of the hills. The property also includes extensive ancillary spaces, partly already restored and ready to be further utilized. The property features a true industrial-archaeology landmark: the historic depot of the Asti–Montemagno–Altavilla Tramway (operating between 1900 and 1935), once used for housing and maintaining steam trams and freight trains. This extraordinary volume lends itself to unique conversions: a showroom, an ageing cellar, a striking garage for car collectors, or an event venue. The outdoor area is already prepared for the construction of an in-ground swimming pool and a comfortable pool house.

Location: Castagnole Monferrato, Piedmont
The municipality of Castagnole Monferrato lies between the Asti Monferrato and the Casale Monferrato area; from here begin the splendid hills that frame towns such as Moncalvo, Altavilla, Grana, up to Casale Monferrato. Castagnole is renowned for its Ruchè vineyards, a highly prized and well-known wine produced only in this area. The historic part of the town is beautiful, developing around the remains of the 14th-century castle; in this central area stands the “ricetto”, which within the castle walls included the churches, military fortifications, the homes of notable families, and the tower. In this area is the former Maria Elena nursery school, which hosts various initiatives linked to local wine production, such as Ruchè under the Stars, held on 10 August, the night of Saint Lawrence. As often happens in Monferrato, in the cellars of houses and farmsteads it is possible to find the characteristic “Crutin”, tunnels dug into tuff where wine and food products were stored, a typical and famous feature of the area. Castagnole is also conveniently located both for reaching Asti and the motorway network, and for wonderful food-and-wine tours in Monferrato, enjoying the peace and the view amid the greenery of these splendid hills.
