Description

This house offers a peaceful and private living environment. The high walls surrounding the property provide complete privacy throughout the outdoor areas.

Inside, the property impresses with its functional layout (approx. 153 m²) and good state of maintenance over the years. Two of the four bedrooms feature the traditional star-vaulted ceilings typical of the region, while the master bedroom benefits from a private en-suite bathroom. The bright living room forms the heart of the home and is enhanced by a cosy fireplace.

The property was completely renovated in 2002 and has been carefully maintained and looked after ever since. The kitchen was replaced four years ago. In addition to the bathroom renovated in 2018, there are two further bathrooms dating from the 2002 renovation. All rooms are equipped with ceiling fans. Heating is provided by gas radiators connected directly to the municipal gas supply.

A cool cellar of approximately 15 m² and a separate laundry room provide useful additional space. There are also several practical areas outside the main house. The garage and a convenient storage room were renovated in 2014.

The spacious garden is rich in Mediterranean plants and vegetation. Lemon, orange and mandarine trees, sweet red and white grapes, prickly pears, pomegranates and rosemary all grow here. The generous outdoor area offers plenty of possibilities for creating shaded spaces to relax or for enjoying pleasant evenings with family and friends around the barbecue. The outdoor shower is particularly practical and is equipped with both hot and cold water connections.

The water supply is also well organised. The house is connected to the public water supply, while a private well is available for irrigating the garden. The garden plot is also designated as buildable, offering the possibility of adding a swimming pool if desired.

A property offering privacy, generous outdoor spaces and only a little distance to the heart of the town.

Location: Poggiardo, Apulia

Poggiardo is located in south-eastern Salento just 8 km from the coasts of Castro Marina and Santa Cesarea Terme, and even the more famous Otranto is easily reached in a few minutes. Its origins are shrouded in legend. In fact, it is said that Poggiardo was born thanks to the survivors of three hamlets who entrusted the choice of the place where they would found the new village to an ox, which stopped to graze right where the town stands today. The place name, in fact, is said to derive from ‘Podium Arduum’, or Poggio Arduo, a clear reference to Poggiardo's forest, to testify its flourishing nature, which is still confirmed today in the Marirossi pine forest, which takes its name from the colour of the soil due to the strong presence of bauxite, and in the Marulli grove, a green lung on the edge of the village. The municipality of Poggiardo includes the hamlet of Vaste, the ancient Bastae, a Messapian centre of considerable importance. Its city walls tell of an antiquity that dates back to the 3rd century B.C. In fact, the Baronial Palace now houses an archaeological museum where it is possible to find artefacts dating back to the Messapian period, discovered in the archaeological excavation area of ancient Bastae, while the S. Maria degli Angeli crypt, located in the municipal villa, preserves the frescoes found in the ancient Santi Stefani crypt. Strolling through the streets of Poggiardo and Vaste, you can enjoy the fascinating atmosphere in the narrow streets of the old town centre that still preserve the old paving stones and the splendid view of palaces and historical buildings such as the Guarini castle, Villa Episcopo and the baroque churches of Poggiardo and Vaste, bearing witness to the long life of these two towns that share an indissoluble bond.
