Description

In the most enchanting part of Tuscia near the village of Tuscania, more precisely in the Montebello locality, Engel&Völkers offers for sale a farmhouse arranged on two levels of approximately 310 square meters with a saltwater pool and variously sized annexes, such as a guesthouse, a storage/warehouse, a porch with a large wood-fired oven: everything in this property creates the atmosphere of a multifunctional estate. To reach the farmhouse, you enter a tree-lined avenue, enriched by a vineyard, and arrive at the house which, with its warm colors, wooden doors, chestnut roof, and porches, reminds us how beautiful it is to live in a countryside house full of light and well-being. Everything in this property seems made for "Living." Around, we find one hectare of olive grove and 10 hectares of cultivated land. Entering the farmhouse, a dining room embellished with a fireplace opens up, a large L-shaped living room also with a fireplace, a space to spend time with family, to read or work accompanied by the wind blowing over the hills. Passing through the living room, you reach the kitchen open to the dining room, made of lava stone and country-style furnishings. This place seems designed for those who love cooking in company, while the furnished patio can offer unforgettable moments. Completing the living area is a master bedroom with an en-suite bathroom, a small TV/study room, and a guest bathroom. On the first floor, there are three bedrooms, each with an en-suite bathroom and a beautiful panoramic terrace. Accessories to the farmhouse have been installed with air conditioners, while the heating with radiators and a GPL condensing boiler make it habitable in every season. The chestnut roof recalls the beauty of old farms with color shades that blend with the fields cultivated with hay and cereals. In the property complex, we find the 14x5 meter pool equipped with a salt system, a tuff warehouse of about 25 square meters with a roof and veranda in chestnut beams used as a laundry/ironing room, oven, and barbecue. Next to the storage, there is a garden with a 12x4 m greenhouse, a stable for horses, a small training field where you can enjoy full contact between man and nature. This house is ideal for those looking for a farmhouse that is not just a "home" but also a representative residence where you can live in the peace of the countryside without forgetting the comfort of all those qualities that enrich life. This place is also suitable for those who want to buy a property to generate income as a hospitality, agricultural, tourist activity without neglecting the residential vocation. *The present information and plans are merely indicative and do not constitute contractual elements.

Location: Tuscania, Lazio

Tuscania has ancient origins... Its foundation is legendary: According to tradition, Tuscania was founded by Ascanius, son of Aeneas. The area was inhabited since the Bronze Age, but it reached its peak between the 4th and 3rd centuries BC under the Etruscans. Later, it was Romanized and became an important center along the Via Clodia. The high point was in the Middle Ages: Tuscania was a flourishing diocese and experienced moments of great artistic and cultural vitality. The struggles between noble families led to instability until the 1300s, when it was occupied by Rome and then by the Papal States. Walking through its streets, we find the Basilica of San Pietro: A Romanesque masterpiece of the 11th century, it stands on the ancient Etruscan acropolis. Famous for the cosmatesque rose window and the decorated floor, Santa Maria Maggiore: Another Romanesque jewel, with medieval frescoes and decorations. The historic center is perfectly preserved, with medieval walls, towers, quiet squares, and panoramic views over the Marta valley. It rises on seven promontories of tuff rock, between the Marta river and Fosso Capecchio, at about 180 meters above sea level.
