Description

In the hamlet of Cargiago in Ghiffa, just a few km from the lake and the main services, stands this extraordinary period villa overlooking the village and offering an unmatched panoramic view of Lake Maggiore. Designed in the second half of the 19th century by a local engineer, actively involved in the development and construction of infrastructure in the Verbania area, the villa was conceived as his private residence. The ambitious, visionary project stands out for a rational, engineering-driven approach that departs from the architectural canons of the time. The focal point of the home is the spectacular helical staircase connecting all levels of the villa, from the basement level up to the panoramic rooftop terrace. The structure rises elegantly upward, evoking the image of a lighthouse dominating the surrounding landscape. The property requires a careful conservation restoration capable of enhancing the timeless charm of the original elements: high ceilings, terrazzo floors, fine woods and period fireplaces. These historic details can be complemented by the comfort of contemporary living through modern technologies and systems, discreetly integrated to respect the authentic spirit of the design. Arranged over four levels, in addition to the viewing terrace at the top of the stair tower, the villa offers large, versatile spaces: on the ground floor are the impressive entrance dominated by the helical staircase, the formal reception hall with fireplace, a spacious kitchen and the dining room. The first floor has three bedrooms, a bathroom and a small service WC. The second floor, instead, is currently arranged as an independent apartment with kitchen, bathroom, two bedrooms and a small service WC. The attic level, currently unfinished with exposed roof, openings and access to a small balcony, lends itself as an ideal space to be converted into a hobby room, creative studio or atelier. Finally, the basement level houses several cellars and ancillary rooms, which can be converted into a tavern, relaxation area or winter garden, with direct access to the garden. Balconies and small balconies run along all façades of the villa, offering panoramic glimpses and evocative views of Lake Maggiore from every room.

Location: Ghiffa, Cargiago

Under the name of Ghiffa falls a vast municipal area made up of numerous small hamlets, spread between Lake Maggiore and the hilly belt that from Verbania climbs toward Switzerland. From 1447 the main settlement became a hamlet of Frino, where the feudal lords established their residence by building their castle there. In the 19th century lake transport developed and construction of the lakeside road leading up toward Switzerland was completed: Ghiffa thus became a tourist destination, with the building of hotels and large, prestigious villas. A gem in the scenic setting between the lake and the woods of the Nature Reserve is the Baroque monumental complex of the Sacro Monte, dedicated to the Most Holy Trinity, comprising the Sanctuary, three chapels and the portico of the Stations of the Cross: from here the ancient pedestrian network of the Via delle Genti fans out, the old route that linked the towns of the Verbano area with Switzerland, an easy mid-slope itinerary through woods and mule tracks with a constant, breathtaking lake view.
