Description

Just five minutes from the center of Acqui Terme, in a commanding position on a hill overlooking the city, this stone house offers an ideal retreat for those seeking peace, privacy, and an authentic connection to nature without having to forego the amenities of the city. The property, surrounded by 3.5 hectares of private land, is divided into two separate units: a main house and a guest house, harmoniously integrated but with independent entrances. This makes it suitable both as a private residence and as an accommodation business or multi-family home. The main living area has been fully renovated with respect for local building traditions; original materials such as exposed natural stone walls and wooden beams of the completely renewed roof have been preserved. On the ground floor, a spacious open space with kitchen and living area welcomes visitors, along with a guest toilet, a cozy tavern for socializing, a bedroom, a second bathroom, an old stone wine cellar, and a utility room. Also on the ground floor are two spacious garages (for up to four vehicles) and two large storage rooms. An internal stone staircase leads to the upper floor, where the sleeping area with two bedrooms and a bathroom is located. A developed attic offers two large multifunctional rooms, a bathroom, and a practical storage room. The guest unit is entirely located on the first floor and is accessible via an external stone staircase. After a small entrance area, one enters a bright living room with access to a panoramic balcony and a charming wood stove. From the living room, one reaches a spacious living kitchen, two bedrooms, a study, and a bathroom. In the attic, which is accessible via a wooden staircase, there is a large storage room and another bathroom. The house is surrounded by a well-kept garden courtyard and private land—with enough space for the construction of a swimming pool with panoramic views. The property is completed by about 3.5 hectares of surrounding land and a rustic wooden building in the greenery, ideal for a convivial outdoor area, perfect for hosting guests or relaxing. The strengths of the property lie in its complete privacy, the view, the generous spaces, and the proximity to the city center.

Location: Acqui Terme, Piedmont

Acqui Terme, the vibrant heart of Alto Monferrato, enjoys a strategic location in the middle of the Bormida Valley. Only 1 hour from the Ligurian Riviera, 1.5 hours from Milan, and 1 hour and 30 minutes from Turin and the Piedmont ski resorts. Since Roman antiquity, the thermal springs of Acqui have enjoyed high esteem. The Latin writer Gaius Plinius the Second mentions them as one of the most important in the Roman world, along with those of Puteoli (Pozzuoli) and Aquae Sextiae (Aix-en-Provence). The Roman city indeed had at least three thermal baths, of which some remains are still preserved today. A monumental aqueduct also provided water supply, intended for both the thermal baths and domestic and productive use. The city is dynamic and offers numerous events throughout the year. The oldest part is the Borgo Pisterna, which can be reached via Piazza della Bollente, where a 70° hot sulfur spring with therapeutic effects emerges. There are numerous restaurants and trattorias where you can enjoy local dishes and wines.
