Basically, there are two types of property viewings: on one hand, the viewing can take place in the form of an individual appointment. Small repair work can then also positively influence the selling price.

  • Decorative elements: Some elegant and classy decoration, integrated with the right moderation, can have a positive effect on the overall impression of the property by potential buyers. An excellent choice is strategically placed floral bouquets or decorative cushions. But remember not to overdo it! After all, the buyer must have the possibility to imagine their life inside the property, without being distracted by too many decorative elements.

Property Viewing: Checklist for Buyers

Purchasing a property is for many the investment of a lifetime. It therefore becomes even more important to prepare for the viewing with care and attention. Here are some tips:

  • Choose what cannot be missing: Before the viewing, think about what characteristics your future home should have. Don't consider exclusively your current situation, but project yourself into the long term. Might you need a children's room in the future? Are you freelancers and might you need a home office? Do you want a modern and perfectly functioning heating system? Based on these questions, draw up a list of aspects you will check during the viewing.

  • Evaluate the condition of the property: Moving to a new home is often long and tiring. After the viewing, therefore, think about how to organize any renovation and repair work in line with your needs. Do you need to repaint the ceilings? What condition are the room joints in? Is it necessary to replace or modernize the floors? The current owner could then possibly take care of some of this work before completing the sale, so don't forget to clarify these aspects in time.

  • Imagine the furnishing: Furnishing gives the interior of a house a particular charm, making it unique and original. Therefore, try to imagine already during the viewing how you could furnish the individual rooms of the property. Consider aspects such as ceiling height, window size, the layout of spaces and their division. Being able to get an idea of the furnishing to integrate already during the viewing is a sign that you have most likely found the right property.

Tips for Property Viewing: The Right Questions from a Potential Buyer

During the property viewing, potential buyers have the opportunity to ask important questions to the real estate agent, as well as to personally evaluate all other pending issues. We have summarized for you some important aspects to keep in mind:

  • Are there sufficient electrical outlets?

  • How is the public transport network?

  • Are there supermarkets, shops and other essential services nearby?

  • Which direction do certain rooms face, for example the bedroom?
