Residential properties in Salzburg are extremely sought after. Particularly in demand are properties in attractive city locations as well as locations with panoramic views or proximity to lakes. The number of single-family and two-family houses sold in the federal state is rising slightly again after transaction numbers had fallen in the previous year due to uncertainty caused by interest rate developments. Average real estate prices have remained relatively stable.

How is the real estate market developing in the federal state of Salzburg?

Prices in the state of Salzburg remain high. Due to rising interest rates, there was some hesitation among buyers in previous years. In 2025, the number of transactions increased for the second consecutive year. The average price per square meter is just under 6,300 euros. In the single- and two-family home segment, the average price is around 850,000 euros, which is on par with the second half of 2023. As the market continues to recover, demand in the state of Salzburg is expected to remain stable. The period of price declines is over, and the outlook for interest rates suggests that price increases are likely again in the medium term.

How are real estate prices developing in the city of Salzburg?

The world-famous city at the foot of Hohensalzburg Fortress captivates more than just tourists. Salzburg is also a highly sought-after place to live, offering a high quality of life and plenty of job opportunities. In 2025, average prices for single-family and two-family homes stood at around 1.1 million euros. In the condominium segment, average prices per square meter are around 6,000 euros. Interest in housing is also rising in the well-connected surrounding areas. As a result, the population in the green countryside is growing steadily.

How are real estate prices developing in the Salzkammergut?

Thanks to its high quality of life, the region between the Alps and the Alpine foothills is experiencing strong demand for housing. Single-family homes on the lake or with panoramic views of the lake and mountains are particularly in demand. Although the region as a whole has a very rural character, the proportion of condominiums sold still significantly outweighs that of single-family homes. The average sales price will be just under 4,600 euros per square meter in 2025. The development of high-end projects is creating new, attractive residential locations with direct lake access or nearby swimming areas. In the single- and two-family home segment, top prices of over 11.6 million euros can be achieved in some cases.

How are real estate prices developing in the Zell am See region?

Real estate prices for single-family and two-family houses in the Zell am See region are around 770,000 euros, making it the second-highest price level among the examined regions after Kitzbühel. The real estate market is known for its attractiveness due to its unique location and good infrastructure with schools, shopping opportunities, and healthcare facilities. Both regional and international buyers are active here. Properties in the best locations, such as directly on the lake or in quiet secluded locations above 1,000 meters altitude, as well as in very well-connected locations and second home areas, are particularly sought after. The combination of mountains and lake as well as the high-quality infrastructure increase demand for real estate and make the region a sought-after location.
