Residential properties in Salzburg are extremely sought after. Particularly in demand are properties in attractive city locations as well as locations with panoramic views or proximity to lakes. The number of single-family and two-family houses sold in the federal state is rising slightly again after transaction numbers had fallen in the previous year due to uncertainty caused by interest rate developments. Average real estate prices have remained relatively stable.

How is the real estate market developing in the federal state of Salzburg?

The price level in the federal state of Salzburg is at a high level. Due to interest rate developments, there was slight buyer restraint in the previous year. In 2024, there was a slight increase in the number of transactions. The average price per square meter is 5,500 euros. In the single-family and two-family house segment, an average price of around 740,000 euros is achieved, which is at the same level as the second half of 2023. With the market recovery beginning, stable demand in the federal state of Salzburg can be expected to continue. The period of price declines has ended and the further interest rate outlook shows that price increases are likely to occur again in the medium term.

The world-famous city at the foot of Hohensalzburg Fortress captivates not only tourists. Salzburg is also highly sought after as a place to live and offers a high quality of life and many job opportunities. The average prices for single-family and two-family houses were around 1.1 million euros in 2024. In the condominium segment, the average prices per square meter are around 5,700 euros. Interest in housing is also increasing in the well-connected surrounding areas. The population in the green surroundings is therefore continuously growing.

How are real estate prices developing in the Salzkammergut?

The region between the Alps and Alpine foothills experiences high demand for housing due to its high quality of life. Single-family houses in lakeside locations or with lake and mountain panoramas are particularly sought after. Although the region is predominantly rural overall, the share of condominiums sold still significantly predominates. The average selling price is just under 5,000 euros per square meter in 2024. The development of high-quality projects creates new attractive residential locations with direct lake access or connected swimming areas. In the single-family and two-family house segment, peak prices of sometimes over 14 million euros can be achieved.

Real estate prices for single-family and two-family houses in the Zell am See region are around 710,000 euros, making it the second-highest price level among the examined regions after Kitzbühel. The real estate market is known for its attractiveness due to its unique location and good infrastructure with schools, shopping opportunities, and healthcare facilities. Both regional and international buyers are active here. Properties in the best locations, such as directly on the lake or in quiet secluded locations above 1,000 meters altitude, as well as in very well-connected locations and second home areas, are particularly sought after. The combination of mountains and lake as well as the high-quality infrastructure increase demand for real estate and make the region a sought-after location.

'Salzburg is ideally located – centrally in Austria and at the same time close to Munich. Salzburg has a lot to offer: the beautiful capital on the Salzach, which is known for its culture and historic old town, plus the mountains and lakes throughout the federal state. Therefore, Salzburg and the surrounding area are equally in demand among tourists as they are as a residential location. Furthermore, the real estate market here is developing very positively. In the capital, it's exclusive new-build penthouses in prime locations. But even with dream properties by the lakes, the price range is wide open at the top. However, such properties rarely come on the market.
