Changes to the floor plan are possible depending on the stage of construction. During the shell construction phase, buyers can select the materials and finishes for the interior.
Once you have selected a unit, we will prepare a reservation agreement. For this, we will require confirmation of financing from your bank and copies of your personal documents. Upon signing the agreement, you will pay the agreed reservation fee.
We will provide you with the draft purchase agreement, which you can then forward to your bank. The bank requires the purchase agreement and the contract for work and services in order to issue an irrevocable payment undertaking for the notarisation.
The purchase agreement governs the acquisition of the land. The contract for work and services covers the construction of the property, including the building works, standard of finish and execution details. Together, these two agreements form the legal basis for the purchase of a property within a new-build development.
The purchase agreement will be notarised at the notary’s office in Thalwil at the start of construction.
Swiss citizens are free to purchase property in Switzerland – no authorisation is required. Foreign buyers generally require cantonal authorisation under the Lex Koller. This legislation governs who, as a foreign national, is permitted to acquire property in Switzerland. The application is submitted to the relevant cantonal authority.
