The district is considered one of the busiest in the town and is located in the immediate vicinity of the large shopping centre Marina Alta. It is one of the last undeveloped plots in the area. As it is bordered on 3 sides by streets, it is even more attractive. The approximate buildable area is set at 16m according to a line parallel to the façade for floors above the ground floor. This depth may be extended to a maximum of 19 metres in the case of the façade setback described in the previous article (art. 10.6.4. of the PGOU of Ondara). The ground floor and those below the ground floor may occupy the entire plot. The roof at the bottom of the courtyard corresponding to the ground floor will be flat and passable. The buildable area is regulated by the floor occupation as established in the previous paragraph and the permitted cornice height. Four storeys are permitted with a total height of approximately 18 metres, as well as semi-basements and basements. The regulatory height may only be exceeded by the protective parapets of the terrace, with a maximum height of 1.25m and by the building defined in the section "Use under roof" (art. 8.4.19 of the PGOU of Ondara). Ondara is a small town on the Spanish Mediterranean coast. It is located in the immediate vicinity of the coastal towns of Dénia and Jávea. The extensive beaches of Dénia can be reached in only 8 minutes by car. Ondara has its own motorway access and is thus well connected to the airports of Alicante and Valencia. Both can be reached in just one hour's drive. Directly at the entrance to the town is the large shopping centre of the region and it is also only 5 minutes to the district hospital. To the south of Ondara is the green Orba Valley, which offers a wide range of activities for nature lovers.
