Zuzana Vaškovičová, a real estate specialist from the commercial Commercial rentals team, helped find new business premises on Benediktská Street in the Old Town for a completely unique fashion brand with a unique product. What do you specialize in, who are your products intended for?

The brand my.pled was created with the idea of designing for women an elegant and practical dressing solution that respects every woman regardless of dress size or age. The flagship product has become the plaid, which in many variations and for different occasions forms the foundation of the wardrobe in the daily and evening life of every woman. The brand my.pled is the only one in Europe specializing in fashion plaid to such an extent.

What were your criteria for selecting a rental space?

After experiences from the beautiful space of a First Republic villa in Prague's Ořechovka, where we had our showroom in recent years, we decided to move closer to the center of action and the hustle and bustle of the city, to be more accessible to our my.pled women. We want to be as close as possible to our customers, especially since for many of them, our concept represents a new way to approach fashion, and it is important for them to have the opportunity to familiarize themselves with our offer in person. What we offer is unique and can't be found anywhere else.

What led you to look for a new address for your store? Do you already have an established online store, and is a brick-and-mortar store worth it in today's day and age?

Generally, 50% of fashion is sold offline, so a store is always important for a brand. This is even more the case for us, as most of our products are not commonly available, and our clients need to try on the plaids. They need to test how to wear them and discover their versatility.

Benediktská Street is not the main commercial artery of the Old Town, why do you trust this location?

Our products do not need a main street. It is not yet the case that women go shopping in large chains and simultaneously to my.pled. We are an exceptional brand with a unique product and work on a very personal basis with our clients. Benediktská is in a very central location and is easily accessible by foot, car, tram, and metro.

What experience can shopping in your store bring?

At my.pled, we highly value personal contact with our clients, which is why we place great emphasis on building an active and warm community. This led to the creation of the my.pled CLUB, through which we regularly organize meetings full of entertaining and educational programs at our partners' venues or interesting places, private viewings, and fashion shows. These events allow us to maintain a close relationship with our clients and to be inspired by their needs. Moreover, we naturally create an environment for networking and sharing private and professional stories, opportunities, and possibilities.

How was your experience working with Zuzana Vaškovičová, the real estate specialist from the commercial rentals team?

She was great, professional, and above all, genuinely personable. That is highly valued in today's era of "managers."

What added value do you see in collaborating with a real estate agency when searching for a rental space?

The right partner always saves a lot of time and adds to satisfaction. This applies in both private and professional life, as well as in real estate!

Do you plan to expand your network of branches in the future? Will you turn to Engel & Völkers again?

If we plan to expand or need a different, perhaps larger space, we would gladly turn to E&V again with confidence. We value our business relationship with Mrs. Zuzana, so we will definitely reach out to her again.

What are the benefits for an HOA of renting commercial space through a real estate agency?

The specific nature of a homeowners' association (HOA) involves the distribution of powers among many members, which can lead to confusion in decision-making processes. It is always professional when the community is represented by one authorized person. An experienced real estate agency representative can greatly facilitate the entire process because they know the real estate market, can effectively present the property, and conduct business negotiations at a professional level. In the Engel & Völkers team, each of us specializes in a specific Prague district, which we know well and are thus able to make a qualified market assessment of the property for the given location. We regularly report on viewings and provide feedback from interested parties.

A word to conclude…

In this location, there are many interesting spaces owned by the municipal district. Many of them are unused and not in the best condition. If an effective collaboration between the municipal district and real estate agencies could be established to rent these properties, the city would benefit. Renting out empty spaces, such as those in Benediktská Street, would bring a source of funds to the city, which could be invested in revitalization, for example. The development and enhancement of the area would bring positives both for the quality of life of residents and for tourists, who are an integral part of Prague 1.
